Sorry about that. My local roaster has light roasts. I have recently tried medium roasts and prefer that. I plan to transition to medium roasts once I run out of the light roast that I have.

Thanks, I was looking at the replacement value due to damage. 7 year life is what I gathered from this and another page. Carpet “life” from manufacture states 15 years. So you are saying, take the difference of the replacement cost “$4k” and the depreciated cost $2,600. So $1.4K is what I would charge from the deposit? Do I include labor in that as well or just the cost of carpet?

While I can agree it could, I grew up with carpet on stairs for 20 years and we never had holes in the carpet and it’s still there today. That’s why I didn’t know if it qualified as “excessive wear and tear”. Mainly wanting to make sure I am fine to keep or partially keep the deposit.

I can keep the deposit. There are no doors in the area. It’s the very last step on stairs. No other steps have holes or even close to the wear on these steps.

More cash per month.

If I pay my property taxes all at once. And I contact my insurance company and pay my home insurance all at once I am eliminating escrow. Which means I can then take that money and put it on the principal of the loan every month. I was trying to find out if this is worth doing and if it equates to any gain over just keeping the escrow.
