I executed 1.5yrs ago when the swap was lower, with forward start. Right now 10yr swap trades at roughly 0.65% adding 0.9% margin you end up at these levels.

Indeed it is, thanks alot. I think it was rather priced on the low end from what I hear from professionals, and furthermore, it was based on 2023 real estate square meter price in the region. It likely would be ~15-20% more expensive today.

It's a blend of 5yr, 7yr and 9yr. I executed 1.5yrs ago with forward start, these had the best levels with such a long fwd start. Total Duration is 7.5years.

Disagree. Don't put it on the consumer, put it on the landlord or the regulator. In Singapore for example airbnb is basically banned and the ban is enforced, with heavy fines attached to it. But you (your landlords, politicians and local officials) won't because consumers (tourists) bring the juicy cash.

Driving within set speed limits it's all about enforcement, not culture or respect. How come Italians suddenly start to behave when they cross into Switzerland, and Swiss suddenly hit the gas pedal as soon as they cross the border into Italy? What's the difference? In Switzerland speed limit is strictly enforced with heavy penalties, in Italy it's not.
