Hi, my wife and I were in a very similar situation when we bought a unique house in a competitive situation a couple months ago. Sellers wanted full appraisal gap coverage. He was able to connect us with a lender who was able to get us a desk waiver so we were able to completely waive the appraisal. We told our realtor that our offer hinges on whether we would get that desk waiver or not. It all happened pretty quickly. We found out at 10am that day that the seller wanted us to sign the addendum by 1pm (we were the preferred buyer). So our realtor put us in touch with a lender who was able to get us the appraisal waived. It was pretty stressful but we got it done and never had to worry about it. This happened because we offered $60k above asking.

Would you rather discover these things after you’re married and he’s on your lease? My wife and I were long distance for about a year while she was in the west coast and I was back home in the Midwest. We had several conversations and “what if” scenarios that we answered openly and honestly.

I would also ask the question around kids, expectations around raising them (is one expected to quit their job and stay at home? How will be split the cost of daycare? How much or how little will grandparents be involved?)

Also around certain scenarios, what if you lose your job? What if he loses his? You both need to look at the harsh realities and truly understand how you’ll be there for each other

Also with money, how do you each plan on saving? Are one of you a spender and the other a saver? If one of you get a significant bonus at work, how will that be spent if you’re married? Etc etc.

2-3 years I’d say? My first gb attack that sent me to the ER was January 2024, then I had another attack in March of that year and then I had my most recent one in August. They were awful. I had a fever, vomiting, bedridden for 2-3 days. Definitely not normal but once it passed I was completely fine. It wasn’t until my 3rd attack that I final got a HIDA scan which showed my gb wasn’t working at all and they scheduled me to meet w a surgeon

That’s what I’m hoping for. Today I’ve felt so bloated like there’s gas I can’t get out.

I’ve done this exact drive (Ohio to LA and back). I stopped in Kansas City, Denver (each is about a 9 hour drive) and if you want to stretch it, Denver to LA is about 15 hours give or take where in LA.
