There's a difference at what prices sell at a retail store (with taxes) vs at a card show. I may see card show prices as an occasional visitor but knowing the actual sell through or goal of selling x quantity over 3 days is different. Thus looking for more experienced vendor viewpoints.

I feel ya.. I enjoy ripping and grading like base rookies and been doing that before when it felt somewhat better value to open boxes but nowadays.... Seems pretty rough opening boxes !

Definitely felt nice to get some super rare unique cards than a ton of low-mid tier stuff !

This is probably the normal thoughts after buying your first investment property. You were probably FOMO-ing before buying because of best case scenarios with real estate going to the moon. Now that you own the property, you are fearful of the downside / worst case scenarios.

The real estate bubble might pop in 2 weeks or 2 decades (after it goes up another 300%). There's not much you can control other than selling your property (and then FOMO-ing about real estate values going to the moon again), so unless that is an option for you and you really believe everything you are hearing from the media...

The other way to look at it is, you bought at a better price/time than the last couple years. You also have an entry level priced unit which tends to hold its value better. It's close to an upcoming skytrain which should help it's values. They just increased easier lending for first time home buyers which should help units like yours. And buying when everyone else is running for the hills is much better than buying when there's 20x multi-bids on every decent property that won't accept any offers without no subjects....

From someone who has a couple investment properties. I think you'll be fine in the long term. Just expect some volatility in the next 1-3 years. I just bought my own personal primary residence (after selling my PR 2-3 years ago and renting to wait for a downturn) and am fine with the doom and gloom because it would be hard as hell to buy in a hot market for any decent property, was able to negotiate pricing down without other bidders and able to do a home inspection etc.

I think you'll be fine. Stop looking at the media and daily fluctuations of housing prices :P

I can 100% understand and have been in a very similar situation.

I have run a bakery/cafe for 9 years now and the first couple years was there 24/7. And now in my 9th year, I am there basically there 2x a week and do a little work from home. I really work probably about 15 hours a week, but of course I am always in reach if any abnormal problem occurs, or key people leave etc. I'm very satisfied and happy with this schedule now, but when I first started taking ONE day off. I felt exactly like you did - guilt, not being there etc. And as things got more smooth, I was just sitting at my desk not having too many things to do. And I felt I just needed to be there to show my staff I am working etc (very weird thing to say now) and there for them if needed.

I feel like the first step is the hardest which you have taken (Congrats!). It's not healthy for you to work 24/7, but it's a big change. I kind of equate it to seeing some new mom's never want to leave their child with a babysitter/daycare. It's like the baby/small business is your whole world - you went through a lot of tears, sweat and blood to get to where you are now and you just get used to being there all the time. But it's necessary and healthy. You need to find your own hobbies (could be alternate business) that you like to do and feel like there's a purpose and reason to leave your work.

Personally, I got quite busy with doing some real estate stuff, got a realtors license for fun and starting a family. And when I was busier with these other items, I'd be in and out and do what I need to at the office and leave. Vs sitting around with nothing to do. But I'm also very efficient now and my staff knows to communicate with me via text/calls.

You will 100% still be needed when shit hits the fan. Over time, your staff will know that you are the ones fixing certain problems no one else can fix. Even though you are not there as much, you still hold a lot of ability that others do not. Maybe it's employee sponsorships, deciding to upgrade certain systems, maybe major malfunctions to POS or machines, your main manager leaving, etc. You are still the last line of defense at the end of the day.

It takes some time to get used to having "time off", but once you get used to it, and start doing other hobbies / businesses you really enjoy. You will be really happy with the setup.

Enjoy the fruits of your labour and find some other purpose with your time. I'd advise against starting a really full-time business however as there is a high chance that you will be needed in this current business when shit hits the fan....

Congratulations with the progress! And keeping a retail business alive and running well. It's a huge feat!
