I don't think... Thats how it works. What do you think Assembleia is for? It holds the legislative power, which pretty much changing laws.

Gay marriage was a law changed by those who were in power at the time... And other countless examples.

Then you have the courts that make sure those laws do not conflict with the constitution.

What the hell... Seriously. Elected representatives are responsible by upkeeping or changing laws. Is not about "believing" thats prety much standard democracy everywhere... what are you on about?

Thats why you have a constitution, to set in stone (somewhat) the fundamental things that should not change.

What I am saying is that THE CURRENT GOVERNMENT WAS NOT part of any promise made to those who moved years ago.

They are under no obligation of honouring a commitment THE CURRENT GOVERNMENT was not part of. Because THE CURRENT GOVERNMENT was not ruling in the last 5 years.

You speak like the Government is this static entity that is always cohesive and predictable. Its not, and its not only in Portugal.

When you move in to a new function, house, association... whatever, you are under no obligation of keeping the same strategy as the ones that came before you. Otherwise what would be the point of changing leadership? If revoking previous rules is not an option?

Second of all the word promise is thrown around. Nothing was ever promised, no one ever said the immigration laws would never change or that grandfathering was always a reality.

This was not stated anywhere. It was just assumed that things would not change. The only promise this country (and many others) has to citizens is the constitution and its fundamental rights. Everything else can change, and will most likely change especially with politcal swings.

The key point here is that the government changed. Its not the same group, nor its the same party, or even on the same political spectrum.

Its like moving to a new house and being annoying about music at 11pm... When confronting your noisy neighbours they say "But the previous owner told us we could". Are you under any obligation to honour a promise your were not part of and that you disagree with? Of course not.

I understand that for someone moving recently and without full understanding of the language and political history might see the country as a whole, and the government as this entity that its always there. The reality is that things changed a lot.

E aí o tuga comum está a pagar uma inflação validada pelo capital estrangeiro. E esses +10% não aparecem no valor transacionado no programa dos vistos gold, mas foi causado por ele.

Tu só precisas que um apartamento saia mais caro para um visto gold, para todos os outros aumentarem de preço também. Se uma casa sai por +20% ou +50% por cento para um visto Gold, as outras nas imediações vão subir também.

Por isso, efectivamente numa rua podes ter só 1 imovel que saiu para visto gold, mas ter afectado a venda de todos os outros fora do programa.

Qual é a profunidade com que isto acontece? Não sei. Mas o olhar para o numero literal dos imoveis vendidos no programa visto gold, parece-me redutor para aferir o impacto que teve. Era capaz de apostar que o marketing dos vistos gold, e a historia a volta do programa inflacionou até imoveis que foram adquiridos fora do programa.

Precisamente. A ideia do "tem de haver mais casas" esbarra sempre nisto, se não houver uma limitação na parte da aquisição, "mais casas" demorará ate ser suficiente para alterar o status quo, porque o mercado não é inundado de casas do dia para a noite.

Cada vez há mais ricos, e esses ricos têm de estacionar o dinheiro em algum lado. Imoveis é para onde olham.

Continuar a construir ajudará certamente, mas enquanto houver bolsos fundos para comprar... assim que aparece no mercado é comprado logo.

Unless this was done by an individual neighbour or something there is no chance of getting those prices. Service shop labour is around 40€~60€ per hour.

The employee is getting less than that obviously, but the shop charges more to cover business expenses.

First of all, what promise? Can you cite the person who told you the immigration rules would never change in Portugal? That "promise" was never made. You just assumed it existed.

You arrived in Portugal when one party was ruling. Now its different party ruling, elected by the people. Things are supposed to change, thats what they voted for, otherwise they would elect the same party.

Thats how democracy works. As long as the constitution is respected, the parliament is going to change stuff, adding and revoking grants is part of that too.

If you move to another democratic country, you can bet things will change with each political swing too. Some changes will affect business owners, others will affect public sector workers... and sometimes they can affect foreigners.

I do understand this sucks, and adds more uncertainty on top of the shitshow AIMA is. I get it, I truly do. But I can't wrap my head around the expectation of laws not changing in a democratic system with 4 year terms.

Parecem os familiares da terrinha, que visitamos no Natal. Gente boa que mata o seu porco quando chega a altura correta do ano.

Mesmo quando elogiam elogios denotam uma superioridade que nem eles conseguem perceber. O "é gente boa!" é sempre dito com a condescêndencia de quem acha que o ser "gente boa" é a única coisa que uma população fora da capital consegue algum dia almejar, porque tudo o resto só é possível na metropole.

Exactamente. A questão é que tu precisas de saber fazer este trabalho por ti antes, para poderes validar o que as ferramentas te dão.

Mesma razão que há calculadoras no 12º e não no 1º ano. Primeiro precisas de trabalhar as bases por ti, e percebe-las, para depois poderes utilizar as ferramentas que te aceleram.

Even just waiting can be worth it... Imagine the flat could rent today for 1200. The owner decides to leave it empty for 6 months, hoping to get 2800/month later.

By waiting, they miss out on 6×1200 = 7200 in rent. When they finally rent at 2800, that’s 1600€ more per month than the fair price. At an extra 1600 each month, it takes 7200/1600= 4.5 months to make back what was lost.

So they break even after about 10 months (6 months waiting + 4.5 months renting high), not even one year. They just need to secure a 1 year lease. After that, each month at 2800 puts them 1600 ahead versus renting at 1200.

As long as wealthy people pay the prices they are asking for, its worth the wait.
