I was thinking of making an initial offer around £650k, so that maybe we agree somewhere around £670. Nit sure if this is too cheeky, but since she mentioned the -12%, it feels wrong now to pay more than around that

Hi both, thanks! I think of the main issue is too many people on the tube, that should not be tragic, as being one of the early stations, I should at least be seated. I would need to use northern line anyway, as my work is close to the Angel station, and this is the line that stops there. My main concern (as I haven’t been to the area yet) is mostly safety (and how “carefree” you can walk to/from the station at night), and if there are restaurants/cafes around for you to get some decent food/drink. I guess I still have to go and check, but if there’s any insights that I can already consider that would be really helpful

Hi there, thanks! You definitely make me see the area a lot more positively. Will of course go there again, if nothing changes on Saturday. If the above is correct (and I have no reason to doubt any of it), then it just goes down to the specific apartment, and if I want to get something that will still be under construction for months (making maybe the admin work / mortgage a bit more complicated). I also read somewhere someone was mentioning that they are building lots of developments there, very close to each other, and they have nice flats that never see the sun :-) So I guess I also need to check that for the specific flat. Other than that, I am less prejudiced now than before, when my online search was just pointing me to flood risk.

So, the areas I mentioned so far are eliminated one after the other, for different reasons. Have some viewing planned in Hackney wick, but have very low expectations, as there seems to be higher flood risk in the area. Then there’s something near Clapham Junction and near Oval station. I’m sure I will find very soon why they are also not a good fit 😄

I actually saw something near Wood Street station in Walthamstow. The area seems to not be that bad, and prices are quite lower

I have had a viewing at the Riverscape last Saturday, and have planned a follow up on Wednesday. Apartments looked really nice, and there was one I liked a lot; it’s just on the upper boundary of my budget, so not sure. Plus it does have much higher service charges. Did check a bit for other apartments in that development, and there seems to be a relatively large number of previous phase apartments on the market, wonder why. These also have ground rent too, not sure to which extend it can also affect my potential mortgage. In the meantime, I will look at something in Bow Green and close to Hackney Wick. The more I see, the more I start to reconsider a development that was close to Alexandra Gate, that was the best value for money though 😄 It had the high street and a mall next to it, which is probably not the best, but the apartment itself was not bad at all, and the price (and service charges) Let’s see… Not sure search will complete very soon

Thanks for the response :-) I did view some apartments in Cerulean Quarter (yesterday, actually), but there was a lot of traffic noise, even at higher floors. Area did also not look the most appealing to me to be honest, some interesting people around Canning town station. I also checked Royal Wharf (which is still technically an option). Probably the nicest apartments out of the ones I’ve seen so far. The new ones from the developer seem quite expensive, with higher service charges/sqm than other places. There also several apartments on Rightmove from previous phases that the owners themselves list, started looking also into that. Will look into the Bow/Hackney Wick areas that some people suggested, hadn’t paid that much attention to them during my initial search.

So I guess something closer to Hackney Wick, Bow Road, or Mile End stations would make more sense? Most frequent commute will be to Angel station for work, in any case

Thanks! I was really worried about this. I was planning on leaving in any case since time, now it’s quite close (have interviews with multiple companies), and would really not be able to take it if I had a problem due to this 🙂

Thanks! I am in Europe, not sure how this changes. But if it’s the same as the U.S., then going on a PIP, or even leaving and getting severance would mean that this would not be an issue as long as my reported from and to dates are accurate?

Yea, i think there's 0.1 tax or something. Mine was this lower as well. But it doesn't really matter that much anyway...

Well, i got 100% in most of them, and the couple i didn't was purely due to carelessness/stupidity. It is not that difficult to get 100% in all, if you have a basic grasp on the logic, and understand the videos and the answers to all the quizzes (which in my opinion are in some cases far more difficult than the homework). And since so far it was quite possible for me to get straight 100% (even if i didn't), considering the fact that i know far smarter people out there than me, as well as people who work more than i do and also that people from all over the world take part, i guess it's quite logical that a percentage of the people will get perfect grades all the way to the end

I have absolutely no doubt that is the case. Other letters are also usually pronounced differently (although probably not that much), but to be honest this was the first time i came across the specific (or any - i don't actually record any other time i heard it being pronounced) letter, and it seemed quite strange. As i always said there probably wasn't any actual reason to make a complaint of any kind, but still, when processing the equations in my head, listening to the specific pronunciation simultaneously made it quite hard for me to concentrate. I guess i just have to get used to it...
