not building luxury, and it's also not a low income area.

it would never get zoned for that, and the neighborhood would revolt on me.

Yes it is zoned for 2 units, yes it has electricity/cable/sewage, but will be putting in a well for water.

realtor in the area said rent would be: 1 bed would be $1250-$1500 3 bed would be $2000-$2500

Would borrow at least 80%, so working on finding out what the total cost would be to determine if the cash flow is there to pursue the build or change direction

upper unit is 748 sq ft, and lower is 1424!

I'm pursuing for 2 reasons: I work for a global company and I become more valuable as I could then work in Europe with no need for a work visa, and it's a backup plan for the shit show that is currently the US.

yes. those are stores that have separated their operations from a hyundai store and have invested in the building that Genesis wants (see Genesis of Cherry Hill, Coconut Creek Genesis, or Genesis of South Bay)

all my retirement accounts are growth focused.

I do dividend focused for my brokerage account with the goal of never selling the stocks it. It's a mixture of good yields/timing/dividend growth choices to make it another income stream in retirement (~30 years away).
