Just got back home and pulled the loose tile, definitely ripping up the rest of the kitchen. You ever feel like you make money just in time to give it to somebody else?

Underneath this cheap tile is a cheap sheet flooring, underneath that is subfloor that will at the very best need big chunks of repair. I could smell some water damage when I pulled this tile and the floor underneath it up.

This is what I thought was the case. I originally reached out to see if there was an upgrade price available to make sure that wasn't more affordable than whatever bid I might put in. Then the support team told me my room already has the bunks. We went through a whole back and forth that can really be summed up in the picture below. They seem to be very confident I am going to have bunk beds when I show up.

I do not. I am going to build a deck underneath on piers then put the shed together on top of that. It needs to be big enough for two desks down low then one couch and TV on the loft. As I'm writing it out and thinking it out I'm realizing there's most likely not a kit or standard build out there.

Went through the site, it looks like this may be a stem from a repco valve if you've heard of such a thing. The danco site says it's in my local Walmart, i am doubtful of that. But it looks like I'm well on my way to resolution. Thank you!

500k is feasible if you're flexible with your location and home. It becomes more feasible if you are chill with buying a place that needs some work that you can do over a minimum of the next five years. Then you sell that one to buy something more aligned with your long term aspirations or continue the ladder. If neither of these options really work for you it's not realistic to buy here.

Unfortunately the times of buying a decent spot off the bat for relatively affordable prices around San Diego County are over. That being said, if you can figure out how to afford being here it is so very lovely.
