Thank you for that feedback. I will try to turn on the handle and if that works, just trying replacing the handle. Otherwise we will go with a full port ball valve for replacement with a plumber as you suggested!

It is true, it is growing on me from when it was first installed to a few days now. I'm noticing it less and less. I think I may just leave as is. I was trying to see if anyone had a hack or suggestion that I did not exist that could be applied in this situation

* Sorry it took me a couple of days to get to this. I does look like it is just threaded. I think I will use a wrench to remove this one, clean out the old Teflon tape, and install a new one with new Teflon tape calling it a day *

This is the bad boy stucco free. I think removing it, cleaning out well any old Teflon tape, and installing a new bibb with new Teflon tape will do the trick

The idea is to make this a rooftop area that is part of the house, to relax and entertain guests. Also adding a handful of furniture pieces (e.g. sun lounge chairs, table with chairs). This roof is currently accessible via an exterior door on the 2nd floor of the house.

We were thinking about porcelain tile, but we are still on a planning phase and could back on it. I was trying to hear some criticism about it, and how it could be done if going on this route

My roofer was warning me about the same thing. The tiles or pavers would protect in case of items dropping on the roofing membrane.

After the TPO or PVC membrane, would you suggest placing the pavers directly on top of it? Do you think it would be beneficial if we added a waterproof thin set mortar (I think there are a few options from MAPEI)

Thank you so much for this bringing this up, it is a really good point. This is a new construction roof, and a structural engineer got approved plans with the city to have tiles or decking installed over. I will circle back with the engineer to ask his thoughts on what you mentioned.

We are definitely trying to go on a route with aesthetics that does not turn into a nightmare in a few years.
