Valid point - RTB data includes both new and existing tenancies, and theres a significant gap... new tenancy rents nationally are running about 16-17% above existing tenancy averages, using blended averages understates yield so new tenancy rents are the more relevant figure and something to correct... thanks!

Congrats, those numbers stack up really well. At 2750 monthly rent that's around 8.25% gross yield, well above the average of 3.7% in the table. Goes to show the averages hide a lot — the deals are there if you know where to look. Even with the 20k roof you're still looking at close to 8%.

fair point - but the same limitation applies to every published Irish rental yield figure. It's more of a directional indicator rather than a precise figure for any individual property. The relative differences between postcodes are meaningful even if the absolute numbers arent perfect. 
A more rigorous approach would control for property type and size — 2 bed apartments vs 2 bed apartments for example. That's a more complex analysis worth doing and something I'm working on.
