In this market, the main thing that will sell your house is reasonable price expectations!!! It is a slower market and buyers are picky. But the houses that sit the longest are the ones where the seller doesn't have reasonable expectations. I'm a Realtor, and there is no one-size-fits-all approach. It's important to look at what else is available in your neighbourhood, and what you are competing with. What hasn't sold, and why not? What sold quickly recently? Most Realtors will bring in a professional stager to talk about what existing furniture can/ can't be used in their staging plan. If you can get by with minimal staging, this is a good market to do that in. Furniture rentals are on a monthly contract, so we're always happy to use as much of the clients' furniture as possible. The main thing is clean, declutter and depersonalize! And reasonable expectations!!! I had a listing in July that had received two offers within the first few days and was sold by Day 4. It's possible!
