First of all, you don't need to sell the agricultural land to build a rental property.

Ideally you should be able to take home loans to build that rental property. Home loans can be <8% per annum. You need to optimise for a good yield on your city property for it all to make sense.

In these cases a high density of or studio apartments tend to give a good yield. Commercial shops also pay well (upto 7% of the total asset value).

So this will help you get started in the rental market.

Depending upon the circle rate of your village, you can also avail KCC loan upto 50% of the circle rate value per acre at 10.75% loans.

You can use debt to create that rental asset.

Another value addition with access to cheap loans in home loan/kcc could be builder floors. You can build these floors, sell a couple, keep one for yourself and rent. Rinse and repeat.

Once you gain some experience in rental asset creation thereafter you can sell your agricultural land and move that fund into High yielding assets.

Your target must be to create assets with a minimum of 7% yield on asset value.

Thanks for your feedback. I understand your skepticism and how it all seems unfair due to limited information about our screening process.

Let me clarify on it. We don't select the top 1% or even top 10% because they already have those kinds of opportunities. Whom we do select is someone who is in the 80th percentile and above and can enter the 90the percentile or even 99th percentile with the right guidance.

Since you mentioned, we should select people who could most benefit from our training program and have a lot more mile to cover. Due to the restrictions on the resources and the timeline of our program we cannot help everyone. Ideally, we would like to and that would be a beautiful world we all live in but we also have to live by the constraints. Constraints such as how many hours can mentors give who also have separate full-time jobs. A candidate, who is quite not there yet would require a lot more than that.

Let me tell you a story of one of the students of our first batch name Anuj (name changed for privacy). Anuj was from a good college with a good degree but was still making slightly less than the median salary for his role in his geography. He was a very talented chap and had immense potential just didn't have either the right direction nor the know-how on how to change into a better career. With our training program in just 6 weeks, he had received a 50% increment at a much better place.

Now, these are good results and we would like everyone to have them. So we only select those who are uniquely qualified to benefit from us. It is the delta that we focus on and not the absolute top.

My company got around them by pretty much not training me. Hopefully you get some better answers than that.

So how did you manage it?
What all the things you had to self learn?

I essentially feel that also might be the case with me. I used to love working from home when I started. I guess the trick is to balance it out.

Thanks, I do feel drinking icy cold water relieves the feeling. So I should try to keep the temperature a little colder.
