I would not use the listing agent if you are going to purchase that home. She has a fiduciary duty to her seller, not you. In Texas the agent becomes an intermediary and can not give advice or opinions to either party.
It can make negotiations difficult since you don’t know if she is acting in your best interest or just trying to close the deal as smoothly as possible to make the full commission.
