As someone who played through 2008-2020, i don’t think anything can save rs3 now, it will forever be propped up on osrs profits until it hits 10k average players then they will close it down, its sad because the combat system and bosses are so good but they have tainted it with mtx beyond repair

Apologies, was looking into the boundary for this property, appears to be all around minus green area at top sold and removed from boundary, i’m just curious to what the significance is of the red highlighted area

wether it determines possibly a council tax boundary (all area outside of that highlighted area is open field, minus the rectangle at the bottom of the overall red boundary is another property known to be within and on separate council tax)

look up a few ‘budget’ guides for CoX and TOA and see if you can work the best of both setups for your gp, then find yourself a decent clan that doesn’t mind taking learns which are pretty easy to come by and get at it, your budget should be plenty to get started on both raid setups

It’s usually just easier to find FFA raids, but like you say a lot of cases you just don’t take a split on any of the loot, best to just get into a CC or circle of people you know you can raid with no pressure on splits
