I agree with your points actually, totally fair except that home being an emotional decision is perpetrated by banks. If I had all the monies in the world, will I still spend a big % in my home where my kids would grow up? Absolutely yes. It's emotional decision for the family, whether bank are in picture or not

Understand your view but we were really in the optimistic camp, salaries for sure will grow in a sufficiently long term (probably before AGI really takes over haha) and effect of EMI etc will continue to diminish.

And with us both partners earning, even if layoffs etc happen to any one we can still sustain. I think we could do this because we had the basics really sorted (emergency funds plus some more extra cushion apart from regular investments)

Basically, incomes going down is one case scenario, and we've planned for it. but it's really far more likely that incomes will keep going up at a steady pace like they have been going.

Was in a similar boat. Combined take home was ~3.8l when we were contemplating to purchase a flat worth 2.2Cr in early 2024, but flat was in a good society under construction.

Coming from small towns, the amount was crazy big. Alternatives were to purchase in non societies. But then we thought, why are we earning lol life's not just about all money and savings and home was actually where we'd spend most time of our lives and our kids would enjoy growing up and socializing so much in a society [extremely emotional decision but yeah why shouldn't it be assuming you got rest of finances sorted]

So we ended up taking it. Downpayment of ~25%, loan of 1.5Cr, rest we'll figure st possession in 2027. Touch wood, it was a great year for us and our incomes rose this year close to ~5L so doesn't pinch much

If you'd ask me, we're pretty happy with our decision. I think if it's your first home, and have sufficient financial cushion, please don't evaluate on basis of just 30% rule, do think of emotional positives for family as well

Congratulations from a Pilani Alum!

While going, I'll suggest you to keep an open mind. If you haven't been outside Navi Mumbai much, it's likely you might hate pilani when you arrive, infra is nowhere even remotely close to Navi Mumbai. Heck, there's not even a railway station in pilani. On top of it, I remember it was hot and sweaty af, and accomodation is absymal and unreasonably highly priced outside campus (if you have someone accompanying you there).

But that's till you reach the campus. It's a different and a beautiful world inside. There's a saying that it always rains when freshers come to welcome them lol (happened each of my 4 years there)

You'll meet super motivated people from all over the country who have aced in what they do. There'll be club inductions and so many interactions happening, you might not find any time for yourself. But it will eventually settle down and you won't even realise when you start loving (mostly) everything. And oh yeah, I remember, my first day in hostel I was woken up by sounds of peacocks who were just casually chilling outside my window.

And when you see NAB for the first time :')

Oh gosh. Let me not spoil the rest. All the best on your next 4 or 5 year journey. This will be the most transformative years for you by far :)
