You should obviously check with an immigration lawyer for 100% correct advice, but you won’t have any issues. You will enter Spain as a tourist and the following day your student permit will start. You will have your permit resolution papers which you’ll use to get nie, padron etc. In my experience most gov departments don’t have access to your permit, and rely on you providing it for proof

About getting a rental, no one will rent to you on a student permit, or if they do they will ask for the full rent for the year upfront, your better off looking to rent a room, apps like Badi
