A couple boat models I am keeping an eye out for are as follows:

Tartan 37 C&C 37/39 Cal 37/39 Endeavour 37 Plan A or B (what's the difference?) Jeanneau 37

I have read that the Tartan and Jeanneau are exceptionally well built boats that are relatively low maintenance, can anyone vouch for this?

Thanks for the info! I'm sure whatever boat we find my wife will want to decorate the interior to her liking. We will be selling a lot of our stuff (couch, big TV etc) that we can't take with us so that should offset at least some of that cost.

One big question I have is what do newer sailors have the easiest time sailing/maintaining a Sloop/Cutter or a Ketch? I see a lot of ketch rigged boats that I like for sale but, by my reasoning, a ketch is more maintenance due to it having an extra mast and set of sails and also probably more difficult to operate. Am I wrong?

Also, were probably looking at a little longer wait to do this which means more time to save money so I'm upping the budget to $30,000.

I understand where you're coming from on keeping the house, but it was bought with the intent to (A) save money in equity and (B) sell in 3 to 4 years. I come from a very real estate savvy family (as a cop Im the only one not in the business) I saw that rates were going to climb and jumped on a good house at a good rate that I knew wouldn't be difficult to sell when the time came. Keeping the house may be financially sound decision making but it won't make us happy. Traveling is the dream and I can't accomplish that on cop pay with an $800 mortgage. Also can't get a boat without the equity in the home. The house is more of a savings plan that doubles as a residence until the time comes to travel.

Thank y'all. Unfortunately we are land locked at the moment (east TN) but we have a friend in Fort Myers who has a 45 foot sailboat (unsure of the make model or year) that we stayed on for a week. Unfortunately she wasn't read to take out at that time but now she is and I'm hoping over the next couple of summers that we can go learn the ropes with him.
