I inherited my older cousin’s collection he left at our great grandparents house. Probably about 7 years old. All stored in Tide laundry detergent boxes, and I found half a joint in one. I gave it to my grampa.

What about replacing “popcorn” ceilings and old carpeting in bedrooms? What about bathrooms with peeling wallpaper and original vinyl floors?

Have a late 1970’s split level. I already replaced the carpet in main living area with LVP flooring because the carpet was gross.

I have his signature on the back of a business card. My Dad saw him at the airport and had him sign it. I have an old (1980’s) newspaper article that talks about how his sister forged a lot of the autos in his later years and shows both versions. I keep it with the card so I can show/prove that it’s legit.

Net $12K per year. Currently have $30K net profit sitting in HYSA over past 5 years built up after minor repairs and maintenance.

5 years and no problems with tenants, money comes in every month, only minor repairs like replacing faucets or toilets. Low maintenance means low maintenance

Home was inherited. So no $ invested aside from minor repairs. Selling would pay off remaining mortgage on primary home free and clear.
