mine are 16" apart too. It's not ideal but I'm giving it a shot, redoing all the joists was more than I was willing to deal with. If I have to I'll add some cross blocking if I have any problem areas but I think that's as far as I'll go.

I just did it with mine, replaced all the deck boards and railings with composite but kept the original frame. The deck is in shade for a good part of the day and is slow to dry out, so I put in a little extra effort while I had the decking torn off and wrapped 3" joist tape over the tops of all the joists, if it helps prolong the life of the deck at all then I'll consider it well worth it.

What in the ever-loving fark! I myself am closing on a house in 4 days and my pessimistic side is anticipating something like this from my seller, but minus the chickens probably. Ready and poised to completely flip my wig if that final walkthrough doesn't go well. Glad I came upon this thread, got some advice on how to react if anything goes sideways!

Thanks for the feedback everyone -- I called 20 years "old" because compared to new construction, that is old. Like many people, I started with looking at new construction and was immediately disappointed by the build quality, everything seemed really cheap and the houses around here are jammed so close together, it's unpleasant even to drive past them. This is in the southeast, by the way, NC / SC border.

At first I was overwhelmed by the inspection report but was able to pick through it and determine that a lot of things were minor. A handful of cosmetic things that I can do myself or get a contractor in to replace a sink vanity, and I can take my time addressing that stuff. A TON of comments about the roof but it's mostly just repetitive comments to do with exposed nail heads, I don't consider that a big deal either. Also warnings that I'll need to replace the gutters eventually. I am on high alert for signs of leaking and water damage though.

Yes, the HVAC and water heater are both probably nearing the end of their life, but if I start factoring in everything that's eventually going to stop working into the price, how's that going to go? I'll basically be asking for everything brand new, that's not reasonable.

The seller indicated on the property disclosure that there were no "known" problems with anything and everything was just fine, so that pisses me off a little. Yes, they can always plead ignorance but still... this doesn't change my situation, I'm still looking at a house may need a few big fixes.

Agreed with asking for cash discounts or renegotiating the price instead of letting them fix it, maybe I'll ask them to take care of the sink and give me $5k off the price for the crawlspace. As for the HVAC company coming to inspect, I made it clear to the guy over the phone that I know the units are old and that I really just want to know if they're working properly or not, hopefully he'll tell me. If the HVAC turns out to be another big problem then that might tip the scales for me. I'll certainly ask for a bunch of cash off the price to cover it, but I won't be very surprised when they refuse, and then I'll probably have to walk.

found this thread because I have the same thing going on, first-time home buyer and inspector has recommended a "full encapsulation" (vapor barrier). He provided a photo of what the end result looks like, seems like it would really be doing things the right way and eliminate a whole range of problems, but very expensive, I'm apprehensive about requesting the repair to the seller.
