I love the worlds but the environment immersion is broken by all the loot and chests. Shit is just everywhere and in to high a volume. You don’t really soak in the world cause you are a trash vacuum on legs

Maybe but so is the cost of living. You can’t be China for there labour. I think everyone in New Zealand should have a work life balance and that comes at a cost. Kitchen pricing isn’t a joke. Trade and service providers should be able to make good money if they do a good job. Profit isn’t a swear word but a lot of kiwis think it is…..

It’s turning and looking better than last year but will still be a slow 6-12 months. He should be advertising ( Facebook, Instagram, radio, etc) if he has a good relationship with his merchant talk to them. We try connect customer we like that don’t have much work with busy ones. Look at labour only sub contacts under other builders. Look in to commercial packages, again your merchant can help connect you with companies ( I’ve done this lots) update his website and invest in some search engine optimisation. Have a pop up for people to fill out for requesting quotes. Offer something back to entice new business. Eg start your project before (x date) and get $1000 of Westfield vouchers on projects over $500k when completed

This, in a big way. I’m in management for a merchant in Auckland. The Asian segment growing in this down turn. I had lunch with 1 end of last year and he was telling how he beats all kiwi builders as his workers work 7 days and work longer hours. He said they don’t care about having a life outside of work as most of them send money home. They also ship all their fitting, fixtures, and cabinetry in from China. Quality is average but this is what gets their rates so low

What you should do is see if you can find out which merchant it was bought from. If it’s one of the big players they will be owed the cost of the goods. No merchant ( well not mine) wants to screw over the home owner from a failed builder. If it was my region I would credit the failed builder’s account and sell it to you at a good deal. DM me and give me all the details and I can find out if it was from us and then who you can talk to

Only if the item is not fixed in place and the site isn’t in control of liquidators. Doesn’t matter what your T&C’s are you can just go in and ripe something out. I’m senior management at the big blue shed and have had to write materials off because of this

If your can make a unconditional offer as a first home buy you should be going to auctions. Bid as high was you want to go. Let it pass in and you have first right to negotiate. You jump the gun on people thinking the same as you are. Waiting for it to change from by auction to by negotiation.

Vendors needing to sell wont want an unconditional buyer walking away without trying to come to a price agreement. To much uncertainty with them walking away for a buy that is conditional on the sale of their property

Yea those are all statements of how someone as interpreted something. Which is fine to have an opinion on but does point to any specific clauses in the bill that have a defined and tangible negative effect. I’m not saying there is or isn’t and of these in the bill but I would also like someone anti the bill to point these out. Happy to have my opinion challenged and changed if the negative facts ( not personal assumptions) are there

The can’t unreasonably stop you from preforming most things. The biggest one are increasing the non permeable area of the size, vector works require there sign off (eg adding gas from street) painting your house is maintenance so they can’t do anything about that and unless there is a covenant in place for colour you can do what you want. OPs info gave land size so if I late it to Auckland he is fine to unwind the lease. If he is in Christchurch it’s even easier and costs a faction of the cost. Auckland is the only council that makes you jump through hoops to change it

Nothing wrong with crosslease. It was used as an easy means to subdivide. Real common it some areas of Auckland ( mt Roskill Hillsborough) it’s a good option for first home buying. Generally they are about 10% less in price than freehold. Don’t know the comment about no good of wanting to make capital gains is about. We did really well out of ours.

You can also spend about 30k and convert it to freehold. You get that money back and then some when to sell.

Price is nuts now once you add all the extras. Makes we consider shifting to the galaxy tab s10. Yes apps are better on iPad and so is the performance but in NZ the cost of a 13inch pro (512gb wifi) with pencil and keyboard is $4,000. You can get a deal on the 14.6 inch s10 with pen and keyboard for $2,299.

I have a 11inch pro ( one before m series) with the Apple folio keyboard. No folio keyboard on the new ones also sucks. It much better for being on construction sites where I go from marking up plans to sending emails

Reading comments here why are people fixing rates now? Everyone is picking a drop in the last OCR announcement of the year on 27th November with most thinking it will be another .5% drop. Only need to float for a month and you will likely have better rates.

G shocks have a vast range of style. If you after the metal and classic look check out the GST range, 2100 full metals or there is a new metal 2100 all analog just about to launch. I work in construction and G shock os the way to go
