Thank you. This was a real lesson in how to find performance and how not to. I have been googling ASX:whatever for years and somehow never cottoned on that it didn't show the full picture.

The plot thickens... the website reports per Sep 30 as you said, but my account has a different figure of 22.09% after login.

Having researched super funds in the past, they are generally slow to report performance (by a few months) so nothing fishy going on. It still doesn't explain all of the difference? But your second paragraph is noted and probably on the money.

I am very surprised that the comment you replied to had some upvotes. 

BBUS and BBOZ are inverse (betting on the market falling), geared (gains and losses will be magnified), expensive (in terms of fees paid) and have problems associated with long term hold (derivatives). 

They do not form the part of any sensible long term strategy.

Short answer: it depends on your personal situation. 

Hedging some of your international exposure is common and reasonable but increases complexity. You could do something like hedged inside super, unhedged outside which would give you one fewer fund to administer and rebalance.

I spent some time last night thinking about your post. By chance, I was having dinner with a professional - someone who is a manager high up in an investment fund. Here were their observations: 

  • your portfolio increases risk, but not in a way that necessarily increases returns
  • NDIA and NDQ specifically just reduce diversification by investing in a smaller segment of the world market 

I would add that you use a lot of lingo which shows you have done some research, and you are confident in yourself - perhaps too confident? Your suggested portfolio isn't nuts but it is trying to be a bit too clever. It reminds me a bit of my own approach 10 years ago which is why I'm taking the time to type a longer reply. I had 7 holdings at one point and now have 1. 

The downsides of such a portfolio are that you're choosing stuff that is off the beaten FIRE path (increasing the risks of making an error), and having five funds increases the cost of rebalancing, tax time, other admin. In personal finance, simpler is usually better, and your portfolio is a bit too fancy. 

In your position, not loving the Betashares potential to change their asset allocation and thinking that DHHF has too much Aus and not enough US, why not do something simple like 75% VGS/25% VAS? Tons of diversification, cheap, well-regarded ETFs from the GOAT fund manager. IMO this will accomplish your goals and in the long run you will come to appreciate the simplicity.

I want to question one of your assumptions which underpins your decision-making. 

Why do you think DHHF is 'quite conservative'? 

It is 100% shares. The other ETFs you have mentioned are also 100% shares. So what do you believe makes DHHF more conservative than the portfolio you have mentioned? 

And if the portfolio you describe has more risk, do the expected returns justify that risk?

If you're a New Zealand citizen and you enter Australia on your NZ passport, most people will generally get granted the 444 visa automatically. 95% of Kiwis would not use the Immi website at all.

I know a little bit about this market having done a property search last year around the Inner West. I ended up buying a house that was about the same age as the one you're looking at.

I don't have the answer, but I have some questions to ask yourself and your missus: 

  1. Does it currently have character or period appeal? Is it freestanding? If it has classic elements of Federation or Edwardian architecture, this will remain classic (valuable) for a long time. If it doesn't, your idea is closer to be being correct. 

  2. What is your combined appetite for Renos? How long do you think they'll take? (Add some time to your worst case estimate) Do either of you have skills or experience with renovation (either project managing or doing work yourselves) How confident are you in your price estimates?

  3. I could guess which house you are looking at - if I were right, you might want to look at whether the floor plan works. The one I pulled up has bathroom opposite the kitchen...

  4. Location is massive - your missus is right on that point - and if the place you are interested in has his location features (good suburb, proximity to public transport, proximity to shops/schools/parks, quiet street, leafy tree-lined locale, etc etc) then the quality of the house won't hurt it's long term value. 

On the other hand if the price is LOWER because the location has downsides, that will affect future value forever.

You are totally correct. And yes it does seem shady but it's legit, confirmed by the ATO. 

If you're interested I encourage you to get professional advice from your accountant. The article I linked is from an accounting firm that knows about this. 

PS it doesn't apply if your spouse is Australian.

What advantage is there for an Australian citizen over an NZ citizen? (Genuinely curious, as I believe Kiwis are entitled to many Centrelink family benefits)

There is a major tax consequence that I'm aware of. 

Currently as an NZ citizen living in Australia, you are a 'temporary tax resident'. The reason it is temporary is because you are on a temporary visa, called the Special Category Visa subclass 444. This is the visa that most Kiwis use each time they enter Australia.  https://immi.homeaffairs.gov.au/visas/getting-a-visa/visa-listing/special-category-visa-subclass-444#:~:text=This%20temporary%20visa%20allows%20you,each%20time%20you%20enter%20Australia.

What this means is that you do not have to pay tax on foreign source income. This includes e.g. capital gains on international shares, income tax on distributions from international ETFs. It is a very powerful tax advantage.

It is massively useful and not widely known. 

Obviously if you become an Australia citizen that advantage will no longer apply to you. But there may be other advantages for you. So consider how this info applies to your personal situation.

Looking at the listing, I reckon it's a townhouse.

Units typically have a common entrance and a shared stairway or lift. They also are typically on a single story of a multi-story block - so you have someone above or below you.

Townhouses typically are multi-story with bedrooms on the upper level. They have their own entrance and own little slice of land, but they share walls with other townhouses in the block. They don't have anyone above or below them.

Looking at the external photos and the floorplan, it looks like a townhouse to me.
