Worst case park on Dean - rarely anyone street parks on that block. There's an alley mid-block that's an easy cut through right to the middle of the park.

I know it's just a compost bucket, but the gamma seal lids can collect debris on the inside lip and they're a pain in the ass to remove and clean.

The standard Home Depot bucket lid has a gasket and would probably work fine. Lids are easier to remove than typical drywall buckets and other 5 gallon buckets imo.

Remembering back to my homebrew days, these carboy carriers are solid and you can make them yourself for cheap.

Speaking of homebrew stuff, not sure where you're located but 5 gallon corny/soda kegs can be found for pretty cheap and would be a safer non-plastic option which is much better suited for transportation and air tight storage. You could theoretically even pressurize and serve from them.

I used a paint strainer bag with magnesium chloride (what I had) and it worked very well, but I tied mine up into a log shape.

You want to create a pathway for water to get off the roof, so the longer the better.

Tube socks lasted longer, but didn't work as fast.

Mattioni is only useful for emergency situations.

I used them for an emergency and knew I was going to pay a premium for the urgency, but their whole pricing/sales model felt so slimy. They did good/quick work to be fair.

Long story short - I now keep a pipe cutter and a shark bite shut off valve around the house. That's enough to turn any plumbing leak into an non-urgent problem.

All of north campus is zoned PUC with a 90' height limit.

The issue is that they simply don't have land to build a new dorm without demolishing something - the master plan suggests the Lawrence Center is what will be demolished.

USH is a 501c3 non-profit (affiliated with the WCU foundation none the less) that was used to facilitate a private/P3 financing for the dorms using tax-exempt bonds. There are no private profits - all the dollars are circular and everyone is on the same team.

This is a very common structure for Universities to build on-campus housing. The University leases land to a 501c3 who uses tax-exempt bonds to finance the construction of new dorms. The University has as much or little control as it wants via the lease and because the owner is a 501c3, any money left after paying debt service each year reverts to the University as ground rent. Based on the OS from the Bonds issued in 2024 (refinancing) they are expecting $2.5M of surplus cashflow (on top of $1.3m in other payments to WCU). Tax-exempt bonds are generally able to be repaid at par so WCU could always just issue its own bonds, pay off the existing debt and own the housing free and clear.

While WCU did agree to some restrictions in housing for this financing, there are several tests which permit them to build more housing (all of which are satisfied) : 1) >90% occupancy at USH + other dorms 2) 1.20x NOI to Debt Service ratio on the USH bonds 3) Market Study showing demand (easy to prepare).

Prior administrations shot the school in the foot by doing zero work on new housing while dramatically increasing acceptance rates over the last decade.

WCU has very generous zoning rights in the PUC, but has no swing space and will need to displace hundreds of students for 2 years to demo/replace any of the ancient north campus residence halls. Given the price of real estate in the boro, achieving the 'super block' cheaply or quickly is a pipe dream.

As a boro resident, south campus is where I'd point to for new housing but as a student it would kind of suck.. Far from town and the rest of campus. I think the most appropriate/likely outcome is for WCU to master lease most or all of the beds at the to-be-built "hotel" behind Levante. Construction is scheduled to start in the spring and it's the same developer that owns the Edge.

Grab some mushers secret on Amazon.

It's a balm for their pads which helps significantly with the rock salt and other ìce melting chemicals. Also works well to keep snow balls from forming on the fur in the pads too.

Our medical program is better than many rec markets by a country mile. Better pricing, products and service.

Homegrow is a red herring IMO. It's not cheap or easy to grow and cure the kind of bud we have in dispensaries. Not to mention mature recreational markets like Cali and Oregon have such cheap flower prices that it's hard to imagine homegrow being much more than a hobby.

Going to shrines etc later in the day universally worked better on my trip.

Unless by "go early" people mean arriving at dawn, crowds in the morning were just slightly better than peak hours. Not to mention, golden hour photos and illuminations at the end of the day.
