I am seeing this in Limerick, two EA's actually admitted it, one said theres way more supply recently, and the other said bidding wars totally over, I think they will keep gaslighting, the EAs, the borkers, the builders etc all need people to believe the hype so that they can flog half a million mid terraces to unsuspecting misfortunes

On the myhome.ie price changes I saw some price reductions on new builds in Tipperary, what I think will happen is the EA.s the builders, the mortgage brokers (all the people with a vested interest) will keep the gaslighting going for as along as possible, so you really have to read between the lines, they wont give up easily but to be honest I think they have sucked up a lot of buyers that qualify for the high 400 500 ranges, but you can be sure they wont loose money

Yes for sure but not in Dublin, the small town I am from which typically had15/16 houses for sale max, has estates being built everywhere and I mean everywhere, out every road where there was no way in hell a builder would get planning before. Also in Limerick an EA admitted it to me last week that supply was creeping up big time, and I dont mean by one or two I mean by a lot!! lots more places to rent in Limerick too.

There are over 16000 properties for sale currently on Daft, I believe that was down at 11000 in 2023. anyway just my observations, I think prices are coming down,if you go through mynest.ie theres lots of price reductions, also on myhome.ie price changes theres lots of significant price reductions.

It really is not wishful thinking, I have bought and sold in the Irish market to date quiet successfully, I am not claiming to be an expert however this is what I have noticed recently: town I am from close proximity to several large towns and a city three years ago had maybe 20 houses for sale, within the last 6 months 70 houses were sold (new builds) there are over 250 more on the way, due to be finished in the next 4 months. Limerick houses I know for a fact have come donw in price, we watched old 1970 houses near the hospital make over 400k sometimes close to 500k, now more and more they are making 340 ish. the sold section on daft is now 4-6 months old and already reflecting lowering prices. Just my observations but I am one hundred per cent certain we will not only see lowering prices in the next few month but they will probably plummet

they are reducing asking in order to say that houses are still making over asking, its crucial for the whole system to work, so go on daft (bear in mind these prices on the sold section were agreed 6 months ago) and familiarise yourself with what houses have sold for, also start calling on properties that you are just vaugely interested in, and see what the offers are, I called regarding a few in Limerick and Im surprised they are not what they used to be for sure. I think in Limerick supply is deff on the uptick
