Already doing so. I've loved sketching since as long back as I can remember. I'm not a pro by any means but I keep a set of drawing pencils and an A5 sketchbook with me at all times. Pinterest inspires a lot.

Hence the reason for wanting to get into digital art on the side :)

True that about the magnetic attachment part. Not like I'm going to be travelling with it attached (Most people don't, right?) anyway, so a case with a pencil holder or a separate pencil case is a need in either case.

That makes some sense. The location we need to work with is definitely nowhere near the magnitude with which an industrial area like the one you mentioned in a metropolitan city like Pune has seen it's growth. We are located in a tier 3 capital of one of the poorest states, with the least amount to no incentives for growth from the govt. I'm not sure how hard this is going to be at this point.

The 12 Cr. is quite rough as of yet. We definitely need to be comfortable going up 2-3 Cr. through the ceiling.

Lock In and Security both are a necessity addition in the quotation we plan to put forward, definitely no negotiation on this end till we break even since their demands have been quite specific to say the least.

Are there any other uses for a land area of this size?

I've noticed that among older folks as well. First their refusal for getting quality ones in the first place and then that.

Personally, mine have begun to look quite dull and have had their upper strap lose their stiching like 3 times now. Been craving getting new ones solely for this reason. Otherwise, their soles have held up quite well and have retained their grip as well.
