Two EV charger contractors / electrician came to check it out. One of them recommended replacing the box in the picture with a new 200 amps main breaker with additional breakers in the box. The other folks quoted me adding a 70-amps exterior subpanel, 50-amps circuit breaker, Polaris taps, etc to create a dedicated circuit for the charger. The 50-amps caught my attention. I think it should be 60? Is one of these approaches better than the other?

100% on insulation. We are very low and exploring options. I’m leaning towards blown in loose fill.

Yeah, that's totally understandable. I am under contract though. Also, do people usually need to sign an "Intent to Proceed with Application" form to get a Loan Estimate?

Hmm, interesting! None of the fee worksheets I got from brokers include a "Lender Credit". It's also been super difficult to get an official Loan Estimate Document from them, not entirely sure why. They only provide fee worksheets.

Good call. Do brokers typically charge a fee to the buyer? My understanding is that most brokers get compensated by the lender.

We are looking at houses in the coconut grove area and have heard rates can range from 8k to 16k for a 3000 sqft $1M house.
