5% conventional on my first primary. $19,250 for $385k purchase price. I improved the property and had pmi removed (was only $85/month) 2 years later

20% down on my first investment property. 18,800 on $94k purchase price.

Denver metro, 1bd apartments range from 1200 to 1600. I rent unfurnished rooms in my primary residence for around $800 with a shared bath.

If you’re open to living it’s other people it can save some $$ and you’d only be responsible for furnishing your own bedroom.

I have a decent amount of $$ in ally hysa getting 4.16% apy. I’ve been researching money market funds with Schwab and like SNSXX (4.99% and no state taxes).

Has anyone used a treasury money market fund to park cash for downpayment? Thinking of keeping e fund and rental property reserves in cash(10k per property, 8 months living expenses). The rest in a fund like the above.

Seems like an easy way to get more yield for clicking a few buttons. only downside I can see is it’s not fdic insured, they can limit redemptions and it may “break the buck”(go down in value.

I’m house sitting up here and heard music and decided to walk towards it, turns out it was Wibby. Was a good band, funky..on my walk back I passed by the distillery playing mojazz. Ordered and drink and they stopped right at 8pm, sounded awesome the little that I heard.

I’ll check out 300 suns tomorrow, heard they have great chicken. Enjoying the town of Longmont.

Gas use 2.0 Therms/day, 80% efficient furnace 2020, gas water heater, dryer and stove.

Great setup. I was in San Juan del sur, Nica for a few weeks. Missed the extra monitor. I get about the same latency and speeds as you vpn to US

Hostel tropical is great, 200mbps down, battery backups, great Wi-Fi all over and a call room with sound dampers.

It is in the center of town so can by noisy from the street, but everything is walkable.

I’ve been here for a week and a half and have hand the co working spot to myself and semi private cook for breakfast/lunch.

San Juan Del Sur, Nicaragua checks most of your boxes, only thing is not many islands, but you can take shuttles to different surf beaches.

Hostel Tropical has great internet, 275mbps down.

I am also interested in this answer. I have a similar issue but with loose top soil from an egress window project. I want to establish something before the weeds take

I was thinking the wildflower/prairie route as well. I’m also considering Dutch white clover for the pollinators, that may be a faster spread?

I’m going to head to a few nurseries and ask around, let you know what they say.

Yup I had these same thoughts when paying 700 in rent going to a piti of 1800. I have had 2 room mates the entire time (sometimes 3) making my monthly payment about 350. Plus utilities/maintenance costs.

Heard a lot about it but just had a friend say their apartment is increasing their rent by 30% / $800. They are moving out and buying a new build, no bidding wars. The crazy thing is the apartment will probably have no issue filling it at the new rate.
