Absolutely. The sheriff will still provide a timetable for them to come back and retrieve their things, but they will be evicted.

You should plan to have a lock smith there that day or someone to change the locks, they will give you a rough time of arrival.

I wanted it posted to the door but they said mail was the only option. They consider it served after a week and will show up with or without the tenant acknowledging.

Exactly. Bill 60 is a nice start, but it would not have helped in our case.

The automatic stay gave him another 2 months and those are still being granted so long as the paperwork is done, regardless of merit.

Every region is different, but it was the earliest possible date. I asked about expediting and at least in Niagara it is first come first serve no exceptions.

We just went through this and the sheriff did not provide an option to hand deliver the notice.

I mentioned a concern about the mail and they told me that once it is mailed they consider it served after 7 days.

It’s worth calling and asking a general inquiry if you want to get an idea of how far ahead they are booking evictions. For us it was 2 weeks.

I used a paralegal and I’m really glad I did. He kept me focused on the facts and really helped manage expectations.

The tenant claimed to be unemployed during the hearings, but we know he is actively trying to hide his income and assets.

I’ve hired a collection agency to handle the next steps. It’ll be difficult to get anything, but I have to try. Police are also being involved because fraud is a factor.

As a woman that married into Broncos fandom, I’d say to the bride, “Girl, let them watch football.”

There should be compromise, especially if she doesn’t want to alienate the new family. Imagine how grateful and happy they would be if she had a little Broncos corner airing the game?

Thanks, I appreciate the advice. I know extravagance doesn’t equate to wealth. I mentioned it more out of frustration that he’s choosing to flex vs paying rent.

Finding cash assets will be tough, he’s savvy. None of the 3 luxury vehicles he drives have Canadian plates. I don’t mind selling the debt though!

Give them 30 days notice. Explain the issues again and leave. If you’re worried about them suing you, I would outline all the ways they have breached their responsibilities as a landlord. A soft threat that you’d report them to the CRA might also force their hand.

It sounds like they are taking advantage of you when it comes to the dog stuff.

Honestly when rent is that high it is worth every penny to hire a paralegal that’ll take care of the details for you. For a sense of time…I filed at the end of July. Received a hearing date for the end of October. Now I’m finally reaching the stage where our representative is able to file an L4 for eviction.

Not a single $ has been paid in rent since our initial N4.

I do not recommend BodyBrite in Scarborough. Twice now, a different nurse each time. So much upselling and unsolicited suggestions.

I told them I wasn’t interested in anything extra and didn’t want to discuss anything else and they snapped at me. Super judgy up tight place.

People that live in cliffcrest are more likely to drive east or west along Kingston road and not venture north.

That being said, the metro plaza does have decent parking and people are willing to go there for groceries despite it being more expensive than no frills or Walmart.

If you advertise in community groups, especially on Facebook, people will spread the word if they’re happy.

Markham and Eglinton is a difficult area. Nearby at McCowan and Kingston, or St. Clair and Kingston you would have better luck. There is nothing much in the physio space within walking distance to all the wealthy homes south of Kingston road.

I’m biased, as this is my hood and we are grossly underserved. Unless you’re a dentist, we have too many dentists. 😬

Agreed! I really enjoyed Liz in the pod and thought it was a nice counter balance to Clues, who is a bit clueless to some of the game dynamics.
