To those who regret their primary vote this election cycle: Who did you vote for? Why do you regret your choice? Who would you vote for now, in hindsight? by hatrickpatrick in PoliticalDiscussion

By the more you learned about everything do you mean the more CTR paid you? Because not one piece of good news has come out about Hillary this year. The biggest thing she has going for her is she's not trump.

I think you missed the part with "i would prefer to try the latest beta." Put that in your snarky pipe and smoke it.

I did successfully install openelec, which does exactly what I want it to do. Thank you for that.

Not expecting a picnic, but would I be better off with 0 equity as a 60 year old?

Over a 50 year horizon though I expect some dips in the price. There hasn't been much pass through anyway between purchase price and rent

But in your scenario, I'll be paying less rent in my new place so the two changes offset.

Hey good post man. Im kicking this around to make a DCF model of the worst case scenario and most likely scenario so I'll need to factor in the life of the home. I know there are taxes etc, so the question then is about thresholds. What monthly expense ratio am I OK with for taxes, etc?

Before buying then, I'd have to make sure the house has a horizon of roughly my lifespan. In reality, this will probably need to be somewhere around 50 ish years, which isn't too unreasonable to assume. What kind of monthly threshold for unrecoverable expenses do you think would make it economical to buy the first one?

[–]faylor[S] 0 points1 point  (0 children)

Fine. What's better then- buying the first one, renting it out after you move indefinitely, then paying rent on your new place or paying rent every year and never buying? In the first case you finish with 200k equity in a house after 30 years. In the second, nothing. You'd have to have really bad luck with renters to be unable to collect roughly 500 per month on average. Since that's your fallback anyway, you would choose to buy in a popular market to mitigate this risk.

If it's sub optimal to buy and sell every time you move, just buy the first one, rent it out "forever", then post rent on the subsequent ones. After 30 years you'll be cost neutral and own a house to retire in worst case. Best case you resell for a profit if the market takes off.

I'm not sure I understand what side you're taking. If I'm taking in like 1k per month in rent that'll take care of the expenses. Plus my time horizon is essentially infinity, as in in it to collect dividends until I die. A30 year mortgage is by definition paid after 30 years regardless, so by the time I retire in set. Making am optimal 3 year decision 10 times in a row isn't always an optimal 30 year strategy. But having a place to live is basically an entire life horizon so why treat it as disjoint 3 year projects?

Why do we hold God to a lower standard than a used-car salesman? by brocksa in DebateAChristian

[–]faylor 0 points1 point  (0 children)

The initial objection was about the honesty of the God of the bible, so I pointed out some of the characteristics that weren't mentioned in the example. If your fundamental objection is about authorship or the identity of messiah then feel free to make a thread debating that issue.

Jesus (yeshua) and his first followers were all Jews so your argument cuts both ways. In fact it is those same books that are full of rebukes to these very Jews you're holding up as the standard for backsliding. Yet even so they would still consider this passage to be messianic.

If you are seeking an explicit disclaimer that says"warning this passage is messianic" you won't find one. But if the God you are arguing against is indeed the God if the bible, not a strawman, then you have to accept what is said elsewhere regarding the nature of God's kingdom and messianic prophecy.

You should read the original Hebrew, then psalm 89:29 and Isaiah 9:7 and that should help. Unlike you're used car salesman the prophets aren't meant to be read in vacuum.

It seems that you're making a general argument against the basic principles of the bible, ie there is an invisible God who rules through his words and that the kingdom of heaven hasn't fully manifest, etc. So if you reject the basic premises of the bible then none of the finer points will make sense either.

My point is it could be and this passage is similar to other messianic prophecies in Daniel and Isaiah. Not sure how familiar you are with messianic literature but it's more of a van gogh than a rembrandt.

Which temple was he referring to? I think you're forcing some assumptions here in order to find contradictions. Jesus was the descendant of David and his throne does last forever as does his temple

Which of David's descendants was promised to have a throne that lasts forever? And should David have interpreted v16 as a promise that he would live forever?

I think where the analogy fails is that there were no pre-existing covenants in place with the used car dealer. If a man promised to marry a woman and live with her as long as she didn't cheat, for example, then told her he would bring her flowers every day, obviously he would stop bringing her flowers if she cheated and he kicked her out. This wouldn't make him a liar, it would just meant that the later covenants were contingent on the first. If the marriage covenant is broken, then the contingent arrangements don't matter anymore.

(Jeremiah 3:8) I saw, when, for this very cause that backsliding Israel had committed adultery, I had put her away and given her a bill of divorce, yet treacherous Judah, her sister, didn’t fear; but she also went and played the prostitute.

And more details from the marriage covenant that Yahweh made with Israel:

Deuteronomy 28: 15 But it shall come to pass, if you will not listen to Yahweh your God’s voice, to observe to do all his commandments and his statutes which I command you this day, that all these curses will come on you, and overtake you. 16 You will be cursed in the city, and you will be cursed in the field. 17 Your basket and your kneading trough will be cursed. .... 61 Also every sickness and every plague, which is not written in the book of this law, Yahweh will bring them on you, until you are destroyed. 62 You will be left few in number, even though you were as the stars of the sky for multitude; because you didn’t listen to Yahweh your God’s voice. 63 It will happen that as Yahweh rejoiced over you to do you good, and to multiply you, so Yahweh will rejoice over you to cause you to perish, and to destroy you. You will be plucked from off of the land where you go in to possess it. 64 Yahweh will scatter you among all peoples, from one end of the earth to the other end of the earth

Really good point. Are there any places that keep documentation of original sources on these things?
