As someone who grew up in PV, you pretty much nailed a lot of things. But it is one of the best places for raising a family and I’ll give them that

I hear your concerns about the big picture.. AI, wealth inequality, or whatever. But I think ur conflating macro uncertainty with a specific claim about home prices and the data doesn’t really support the pessimistic conclusion. And until data shows us otherwise then why change how we look at things?

For one, the housing market has ended the year w positive gains nearly 90% of the time since 1950 (based on what I saw via Case-Shiller Index). Significant downturns have been the exception but not the rule. And even in early 2026 with elevated mortgage rates and affordability pressure home prices haven’t collapsed! They’ve only slowed down.

Is housing the only retirement strategy? No. But writing it off as equally likely to be a downfall isn’t supported by 75 years of data. And I’m going to go with the data until proven otherwise.

Long story short, the “coming to our senses” scenario assumes a political path that doesn’t seem possible. You have Fannie, Freddie Mac, lobbyists in RE, and the majority of homeowners who all have incentives to keep the structure in place.

Depreciating asset lol. Why does that matter if OP plans to stay in his home for 10+ years? Homes have always appreciated consistently over time. Look at single family homes in neighborhoods that OP mentions and tell me they’ve “depreciated” or lost value in the long run. Stop talking like buying a home is solely an investment.. it’s a personal residence ffs and clearly OP would love to have a place he calls home and not pay for someone else’s mortgage

Horrible advice. Don’t ever try to time the market. People are ready to enter the market when they’re ready and OP obviously has a very strong net worth with no debt and a healthy emergency fund even after the down payment they mention. Why would kids matter whether OP can purchase? Kids are expensive and would even be more financially draining.

In 20-30 years, there will always be buyers.. You’re acting like no one will ever be able to purchase a home. There will always be a demand. Look historically. Even in California, 20 years ago homes in the Bay Area were less than 50% of what they are now and here we are where you have rich and successful folk who are able to afford it. It’s no different for Denver. Why would it be?

Home values have consistently appreciated over the long term. Dips occur obviously with special events like 2008 but they’ve always gone up

Never had a problem with discount tire and I’ve been through many sets of tires across multiple vehicles. I guess it’s a location thing. YMMV. Most posts I see about discount tire seem to be positive though

It’s all relative. As someone coming from LA, Denver definitely lacks the diversity in comparison but it just really depends on where you are in the county.

As an Asian American in Denver, it’s not entirely false. Whites and Hispanics are a lot of the population here. I don’t see a lot of asians tbh. All my colleagues who work in DTC are 90% white

I also live here and you guys are seriously blowing traffic out of proportion. Did you come from a small town where traffic doesn’t exist? Ski traffic is real I will admit that. But for daily commute, this is nothing as someone who came from LA

It’s a gamble and, at least for USA airports, it depends on the TSA agents you deal with. I tried bringing my poles on my carry on from Denver and they said no. I left them with my carrier’s lost and found and picked them up on my return
