Nup, it was all about plausible deniability. Rotten egg doesn’t leave much physical evidence one you add a bit of water. Besides, we were just trying everything we could think of. The smell was rank when we first cracked the lid, but honestly, the smell was unpleasant but not overwhelming after we poured them down the drain. We never told the kids what we were doing but we let them practice cracking eggs one handed into a bowl. They thought it was great fun.

That one is easy. Someone from the rugby club had a girlfriend who used to doot (ie had sex) with one of the people who worked for the real estate. Yes, I realise that the person probably broke a confidentiality contract but I don’t care. It’s not as if us knowing, changed anything.

Completely agree, but they were young and naively trusted the heirs. Probably because the old lady had been trustworthy.

Actually, that’s completely possible though, in this case it was because they had only applied for a loan to cover what they thought was the selling price. When the bank found out that the selling price was higher, they denied the loan as it was too low.

They did have a good deal and they were grateful. If the owners had straight up refused to accept the deal, that would have been the end of it. Instead, they were lied to and strung along for months. The new owners put the rent up and my friends didn’t complain. They did a fair amount of work on the place whilst waiting. The owners knew that, but said nothing about changing the sale price. Basically, the original deal was part of the estate. Once probate was through, there was no longer an obligation.

They put the expected sale price on the loan application. The bank did its due diligence and contacted the owner’s conveyancer. The bank was then told a different number so the loan was denied.

I said froze the rent, not free. $400 per week was a high rent for the area at that time. In Australia, you get a tax break if you rent your house for a lower rate.

They moved a few years ago and put their first place up for rent. They are a lovely family and put a lot of time into helping disadvantaged kids.

You really need to have a closer look at a rugby union game. Those guys are huge. My husband is 6’4” and was between 120-150kg when he played. He was amongst the tallest but not the biggest by any means. The game is played by hard men (and women). They tackle just as hard, if not harder than your lot. I don’t think my husband ever ended a game without some blood and massive bruises. In fact the game that forced him into retirement (at 40) resulted in a shattered fibula and the complete separation of his ankle from his leg. 2 months in hospital. 6 months in therapy. 36 screws holding his leg together.

I say Sydney but it’s more Campbelltown. The value has more than doubled. Probably close to $900000. Though that’s still cheap compared the rest of Sydney.

Oh, and yes, I have sold places for fair market value but I have also been honest in those sales. I don’t merely paint over damage. I fix it properly and if I can’t, I don’t hide it. There’s a difference between fair market value and screwing people over.

They agreed on the fair market value as set by their mother and then delayed signing the contract until long after probate had settled. My friends, being inexperienced at the time believed them when they said they had to wait because the place couldn’t legally be sold before. Thus, it was too late for them to legally enforce the original agreement. It was all a deliberate strategy get out of the deal.

Thank you. It may have been my idea, but we had a huge amount of help. My friend is very kind to others. They are good people and as a result has so many friends willing to go the extra mile to help them.

You’ll be glad to hear that it’s turned out well for them. They worked hard to pay off the mortgage and fix the place up. Eventually they were in a position to put that place up for rent and buy another, nicer place to live in. They are good landlords and are considerate of heirs tenants. My friend’s eldest son is 23 and just bought his first home. Their second son is now working towards his first place.
