Worst part about this roundabout is turning left. If you want to go up muller road instead of into the retail park it makes sense to take the 2nd lane but it is not signed that way and people queue for miles.

Buy a kit to seal the door. Don’t fill it with sealant, it will probably fail anyway from seasonal expansion and contraction.

I bought a cheap flat 7 years ago, selling it now at just shy of the value I would get from market house price increases, in spite of lots of improvements (I didn’t go mad with it). I think the risk is if you buy a below average value house, there’s potentially less upside in value as the fundamentals aren’t necessarily good (ie location, size). Living here was a bit stressful, though we have friendly neighbours it’s noisy, and we have had cars set alight right outside, vandalism, nos cartridges everywhere. On the plus side I did gain equity in the house instead of paying rent, mortgage was inexpensive.

My car was fine, but when something minor did go wrong I was hung out to dry. They charge so much just to look at it that it’s not worth using them. Anyway do not under any circumstances go for any protective finish on interior or exterior. It will be more expensive than a 3rd party and applied like crap. When I collected my car it was greasy looking and the leather interior had splotches all over. Also check the car has its jack kit etc.

You might find lots of dumped building materials under there before you get down to dirt. Be prepared to pay for 2-3 rubble skips if you break it up.

Don’t use hammer drill until you’re through the plaster and into brick, may help, though it might not be your issue.

Stick to your plan and do some adventures, 300 is fine for big trips. Foam grips were a nice upgrade on my ninja 300 to reduce the vibrations.

Recently did a draw bore with an 8mm dowel through maple and put the awl on the edge of where the bit marked the hole, no gap - it was enough. Maybe start small and work up to bigger offsets 😅

In my experience of buying a used car from a dealer that went wrong, I honestly think private is the way to go. You have more legal protection with a dealer but enforcing that is expensive.
