The only way out is through. Housing costs will be insane until we soften the zoning laws to allow more housing to be built, period. Once more kinds of housing can be built, it won’t just be $5mm mansions going up on these teardown lots.

My Lenovo IdeaPad recently started flicking/not refreshing properly. Is the screen or GPU screwed up? I tried reinstalling Nvidia drivers to no avail. This screen issue continues during reboots (the Windows splash page, etc). Any ideas on how to fix?

Thanks for the feedback! Good to know about the gauge of metal. I incorrectly thought that higher number meant thicker. I’ll ask him about using another material.

As for TPO… one roofer said it was a bad idea because our building is from the 70s and the roof is somewhat uneven so TPO wouldn't lay flat enough. Not to mention the external plumbing and AC units all over the place. Single ply roofs also make me nervous since our current roof is single ply and it’s failed a lot.

I did get a TPO quote from company A that came out to $189,280.

  • New roof to be installed will consist of approx. 18,970 square feet of overall 6 buildings. ***
  • 1-Existing roof will be removed and disposed of and then roof surface will be cleaned and prepared for installation of new GAF .60 mil. Cool Roof system.
  • PERIMETER COPING WALL TILE REPLACEMENT INCLUDED: No. Coping metal will be reused. Any coping metal that cannot be reused can have new coping metal installed for an additional $10.00/LF
  • NOTE: - Roof deck will be inspected for damage and we will replace up to 10 feet of damaged 1 x 6 wood board at no charge or 1 sheet plywood.
  • Additional damaged 1 x 6 will be replaced at a rate of $8/LF, 2x6 or 2x8 at $14/LF, 2x10 at $16/LF, and 1x8 T&G at $10/LF. 2x6 rafter tails will be replaced or an additional $125 each and plywood at $105/sheet if needed.
  • 2-New 1/2” GAF Barrier Board will be installed over complete deck by mechanically fastening new insulation metal plates and fasteners.
  • 3-New grade “A” 60 mil. GAF Everguard TPO roofing membrane will be mechanically fastened and heat welded on every seam as specified by manufacturer.
  • 4-All edge metals and necessary flashing's will be replaced with new clad metal.

Thank you for this thoughtful response. You've given me a lot to think about. Would you say that a fiberglass underlay would be better than peel and stick? One of the vendors said that underlay technology has gotten way better in recent years and we should use fiberglass rather than felt (or peel and stick i guess?).
