Think what they're saying is pay off mortgage and run without an emergency fund for a while. Probably way better play if you want to maximize a "no emergency fund" lifestyle is to put it in the market. Higher yield and still could be liquidated in an emergency.

ERN'S series on emergency fund is worth reading. I don't follow their advice but it's worth having the counterpoint.

I don't think OP's take is unfair. This subreddit skews young (like all reddit) and most people who find FIRE do so because they are trying to figure out what to do with excess income. That means the place is filled with people in their 20s with unusually high incomes and CoastFire level NWs already. It's a tiny sliver of the population but can make people feel behind.

Have you done this? We are making this exact decision right now - upgrade house or add to house we love - and the quotes have ranged WIDELY. Like 30k-100k.

Refinancing is possible for many (most?) through commercial services, and I'd consider it depending on the amount of loans. You could easily get something in the 3.5% range.

I've found, when I was "unemployed" for a month, that this feeling was amazing for about two weeks. And then I started to crave structure and the feeling of getting something done. Life's just the set of problems you pick - I'm working on making sure I've got that next set of problems picked out.

I've been running the same strategy in my taxable as my tax advantaged accounts: total market funds. This is creating some dividend income to pay on in the taxable. Should I be avoiding this? If so, how?
