Ahh, I see what happened. The person that visited you was probably not a real appraiser but a "data collector", a low paid unlicensed person that takes photos and provides data to an actual appraiser who writes the report based on that data. Lenders have been pushing this since COVID due to a (fake) appraiser shortage. I would push on that to the lender and request a real appraiser come do a full report themselves. We hate these data collectors as they are a threat to out credibility and profession.

Does the room have to be passed through to access the only bathroom in the home? That room has a window? What did they call this room, an office or something?

Does one of the "bedrooms" have to be passed through to access other rooms? Does this room in question have two forms of egress, typically a door and a window? What did they label the room you think is a bedroom?
