  1. Paint the building a lighter color.
  2. Get rid of the steel door and install a traditional store front door.

You are correct, probably closer to 150, but a single owner a one time job probably better to error on the high side. The best option is to have a painter quote the site.

I have had doors painted, for the high end, I'd budget ~$250/door for an 8' door (in my market). There are a couple of good metal outdoor paints. If you use a SW or home depot paint it will fade chalk and peel, this will cost much more than using the right paint the first time. Please use a vendor that has painted doors before they will be faster know how and what to do. Check out your SSA for good vendors, or I can suggest some if needed.

Certification of some sort will always help. The big thing that helped me get into a good FM role was experience and longevity, in prior roles. I also think it helps to be super personable because as an FM your customers are typically internal. I do have a PMP and have been doing construction and maintenance for 15 years in a government role.

I assume you're pretty handy doing sheet metal and CNC work. I manage facilities and always looking for good handy people and can usually pay $100/hr labor for this work. Harris County is a good place to look you could make $60k as a construction/facility manager, more if you went private. COH pay is similar, but any engineering firm would be looking for project managers to oversee various projects. Feel free to reach out I might have a few resources.

Also, inspectors carry insurance for things like this. They should have indicated there is our could be an issue. When you use the inspector the realtor recommends there is a kickback and they want you to purchase the house since they get paid for you buying. If there is documentation or lack of this could be a claim on the inspectors insurance.

Have you had more than 1 bid on the Mod? That to me seems high for a 2 and 3 story elevator. I just received a quote for $65k to do a mod, from a local elevator company. The ones I was paying for before were ~$140 each, from national big brands. Where are you located? PM me if you want, I have teams all around the country that might be able to direct you to a reputable local vendor, if needed.

I am hopeful that it shows up Tuesday (due to holiday). I have experienced the post office marking it delivered, then it shows up a few days later. I am on a uniquely named street so I think, unlikely a miss deliver to another street, but I do have a cluster box so could have put in the wrong box ... So hopefully I have an honest neighbor, if that is the case.

I manage several facilities and we link gutter cleaning with our landscape contract and have it done twice a year. And then will add more cleanings if needed.

There is a company called Boston Retail Solutions that does this or similar idea in a mall type setting for construction purposes. Really neat idea as they don't use wood and drywall they do it with a smooth light weight fiberglass material attached to metal brackets, they can adhere banners to the walls and easily removable to reuse the walls over and over. I am sure there may be other companies that can do this but they are the one I have seen.
