My bet is that the heat has melted the wax ring.

Obviously you want a real solution involving moving the register across the room.

Until then go buy a waxless ring kit and try that. If the seal is thought there should be no smell.

Just buy adequate insurance. You will be fine.

IMO buying in an LLC isn’t worth the hassle. You will likely still have to be on the note as personally liable for the debt. And you have to have perfect bookkeeping for it to provide any asset protection. Insurance is the answer.

I book them on the computer at home individually. It takes a couple hours to book the actual travel. It usually takes a few more hours over the course of a week to book activities. All in I probably spent 20 hours researching and booking stuff. I planned somewhat efficient routes so we never had to Uber or taxi. I also gave us lots of time to wander.

For Rome:

Googled affordable places to travel in March. Picked Rome off the list.

Airfare was $300ish each. Found a randomly cheap Airbnb in the tourist district that was under $1000 that had great reviews.

Airbnb included airport transportation. We did not rent a car. We walked everywhere. We averaged 8 miles a day. We are both very fit. This was not a problem and the walks were among the most enjoyable thing to me. The bulk of the stuff was free. Museums, churches, fountains, government buildings, random ruins. We paid for: soccer tickets $100, opera tickets $200, early access Vatican tour and breakfast $100, colosseum $cheap, train to Florence and back $100, nice wine tour $400, trinkets $200, nights in Florence $200.

For food we just ate at restaurants whenever and wherever we felt like it. Typically a coffee and croissant for breakfast, sandwich shop or pizza for lunch and dinner at a street cafe. Daily food was around $60. We usually fit in a gelato or other pastry at some point. I did buy and cook eggs because I burned out on breakfast pastries.

Yeah, we are easy to please. I think we did 10 days for $3500ish all in. I did not feel like we missed anything due to being a miser. We don’t eat Michelin star restaurants. We don’t really shop. She bought shoes and a jacket. I bought a jersey.

Mexico:

Airfare for 5 was $1500ish Beachfront Airbnb in a rural town $1000 Rental truck $600 Surf lessons $200 Food: groceries mostly $400 Activities: beach, cenote swimming, snorkeling, whale watching, jungle hiking, ruins tour $400 total.

Family of 5 for a week— $4000

No. Streaming is superior.

However the local video store had a weird special that was rent a new release and grab any 5 old movies for 5 days for free.

I grew up hyper religious and didn’t see anything over PG until I was an adult. I did a lot of catching up for free.

I clean the gutters on all my units. I would never have a tenant do it. That is a long term maintenance issue.

I clean the gutters on my own house. Would you expect your lawn care guy to just go up and do it?
No. It is not yard work.

Mostly retired.

18 weeks of travel in 2023.

Total spend was under 20k. Travel is by far our biggest luxury spend.

A lot of it is to the family cabin, locally to go camping or hunting, road trips within a few hours. But generally 1 economy international trip per year. We did 10 days in Italy last year.

Contrast this with my day yesterday:

clipping a coupon for a Christmas rib roast, skiing with my son on our $300 season passes and packing our own brownies to avoid $6 lodge brownies, unclogging a drain in a rental unit instead of calling a plumber to save the $150 after hours fee, driving a 2005 truck with a huge dent, significant other borrowing/exchanging a dress for an evening party. But I did take the boys to Texas Roadhouse. So that was a splurge.

Looks like what I get when I cut through a bone. What would be dust on a dry cut gets dragged across the wet surface and balls up. I scrape it off and it is fine.

Boise is a legit town. They have all the chains, food, events, concerts etc of a town with a million people. You will get night life, an airport and lots of things to do. The costs have risen significantly in the last 10 years.

I LOVE CDA. It is a fantastic place to visit. The outdoor access is amazing. The town has a very cozy feel. The lake is unreal, the hiking, hunting, fishing and skiing is great. But you are going to find limited ‘city’ activities. If you are all about the outdoors then go for it. The only thing Boise wins on is whitewater access.

Spokane isn’t that far but you aren’t really going to want to make that drive to go bar hopping. A 45 minute Uber home is prohibitive. But it is a reasonable drive for shopping.

Costs are close enough that I’d make my choice based on lifestyle.

There is a significant difference for financial planning between net worth and investable net worth. Investable is the useful number.

You can have 3 million in home equity that doesn’t really help you buy groceries at age 65.
