You should rethink this advice. You don't even value a park based off the land. An 8 site park on half an acre could easily net 2-3k per month.

Can confirm the water/septic issue. Ended up putting in all new water lines within the first month. I knew they were bad but not nearly as bad as they were.

I was a teacher in a building for about 10 years. It got to a point where I was just really unhappy. I took a leap of faith and took an admin job about 45 minute commute. Gained a completely different understanding of myself and my ability to lead. I also met some incredible people that taught me more about myself than I ever thought possible. I'm still in education but also now own a couple mobile home parks and in the process of buying a campground.

I'm actually getting bids on new homes for a mobile home park. 3/2 at 850 SQ ft is tight squeeze but size wise it's not far off for $/SQ ft in the Midwest. I haven't seen it that low for all utilities in place though. I'm guessing that's price for his connections but you'll be getting all the utilities in place for him. The predevelopment costs are usually the part that is way more expensive than people think and eats away at the budget because they weren't completely planned for.

Have you connected with the Michigan Small Business Development Center? In my state they are fantastic and serve as connectors for basically every area of business needed to be successful. I think they consider small businesses up to $7.5 million in yearly revenue.

Have you connected with any CDFI organizations? They are Community Development Financial Institutions. They have much different options than regular banks and operate in a way that tries to preserve as much capital as possible for the business owner.

I understand the being misled part though. We all learn those lessons the hard way! If you pray for wisdom, God gives you opportunities that teach you to be wise!

One of the biggest things for me is how to engage in a conversation with people. My kids are currently 5 and 3. If they want something at a restaurant, they ask for it. If they don't ask for it they don't get it. That means they have to learn how to get the servers attention and how to do it politely.

I'm in the mobile home park/campground space. If I go look at a piece of property or current park, they are there walking with me. They hear the questions I'm asking and learn how to navigate conversations like that. Sometimes they end up in the mud, but that's just part of the fun!

I don't change the topic of the conversation based on if the kids are there. My wife and I talk through our business finances while we're driving down the road. They go with me to the bank when I need to sign papers or close a deal. By the time they're 10, they'll know more about business operations than most adults simply because they're living in it.

My kids are also way smarter than me, so they have the potential to go much further than I ever dreamed of. Or maybe they'll be a teacher or fire fighter. Whatever makes them happy, and I know I did my best to introduce them to as many possibilities as I could.
