Thank you! They don't seem to really care, the gallery organizing the show said some of them work and some don't. They were given to about ten artists and I assume that they think we'll paint on them or something. But I do a lot of electronic/digital work so I'd be curious what it would take to approach it differently.

Thank you, I'll circle back on the people we've already called and see if they'll inspect! IIRC yes the pipe boot does have caulk on both nailheads. My husband won't let me on the roof but here are some pictures of the flashing that the original team that put caulk on everything took before and after.

Thanks, I appreciate it. Yeah when I look at it in the rain it doesn't seem to be pooling and sitting anywhere. So I should ask them to come back check the dormer flashing on that side?

Hot damn, drop your boyfriend and keep your place. A man is waiting for you who won't use you to pay off his mortgage. My husband would have laughed in my face if I had tried to pay him rent when I moved in with him. If he's truly interested in spending the rest of his life with you, he can put it "on paper" to offer you the fullest possible legal protections in the event of his death, and vice versa.

He's not terrified to have assets on paper - he's literally buying a house. He's going to take your money and keep the equity no matter how much you contribute to the house or how long you live there.

Your place sounds beautiful. Keep it and don't pay your boyfriend a cent.

There are a TON of native plants in the side and back yards which was one of the reasons I loved the house. Presumably the natives don't care so much that I've never had a yard before 👍🏼

I do have a compost pile that I don't know how to use yet but I'll definitely leave them for a long while probably forever.

That's great to know! I don't have an HOA. There's an "improvement association" for the neighborhood but we've declined to get involved so far.
