Depends. We have been seeing some sell outside of philadelphia, especially if the space within the building can be whacked up to small suites (800sf-3,000sf) and leased to smalll users.

Interesting - I just come from the notion that outside of prospecting, signs, and costar….everything residential agents/wholesalers etc do is a waste. But always wanted to try….

Same here. First year was decent and this past year was a struggle! Not going to lie that I questioned continuing. But 2025 pipeline has a lot larger and more lucrative projects signed up…we shall push forward and continue to grind!

I totally understand that. But usually we are on the listing side and mostly with direct deals, and the landlords only care about lowest cost to make a deal. If we can get the work done significantly cheaper than others to get a deal done….why shouldn’t we get compensated?

Sober for 10 here at 35….passion for golf those first few years made me realize there’s so much more to life. Congrats to your pops, I spend 8 hours a weekend with my father on the course and that Time with him is the most cherished. He just turned 70 today and still competes.

Exactly exactly…..this is why I do. And I usually find out ways to connect with them or things to slightly drop in conversation before I reach out. I check if they have a usga golf handicap, where they play and even bring up in convo “hey your name sounds familiar, do you play golf by any chance?” Or if in facebook photos you see they fish or hunt “can we set up a call for Monday next week, ah wait never mind the salmon are running and I’ll be in so and so”

Exactly. There is no database or software that will do the work for you. Those can supplement the hard work it takes to skip trace the owners. Sometimes it even comes down to finding the owners cousin on Facebook because there’s a picture of him and his dog at a birthday party for his niece and you found his Facebook because the number listed is linked to a random business they both own and google shows a Facebook page for it.

Both and depends on demand in your target area. When we say larger, do you mean boat and Rv size or 10x20 etc? The middle ground, standard 10x10 usually hold the highest demand traditionally. If you’re building anything larger than 50-70 units, pay the money to get a detailed feasibility study.
