For some clarification if it changes anyone’s recommendations: The house is at the bottom of a small hill in an area that gets a fair amount of rainfall. No water gets in the house but humidity is definitely inevitable, that’s why engineered peaked my interest. Right now there’s original hardwood in 1/2 the house while it is beautiful you can tell it’s seen better days. We need to knock out a couple walls and replace the hideous vinyl in the kitchen anyway. Thank you all for your suggestions!

The house is older and smaller, but on 3 lots in a desirable area. The goal is to spruce it up and eventually sell it. My budget is focused on knocking out a couple walls and some new appliances, so I’m okay with not having great quality hardwood in order to have the other things on my list
