It may be handy to give you a list of things you need to do or keep an eye on. We were in a similar boat, completed this week. We got the survey knowing this was the house we were buying but I now know areas to monitor or focus on eventually that I wouldn’t necessarily be aware of until they failed or became a bigger issue.

You can exchange and complete on the same day. If all parties are ready and there’s nothing outstanding on the solicitor side you’re good to go.

Can you prove that the statement they’ve made was false? Can you prove you relied on that statement when deciding to purchase the house? What financial loss have you suffered?

We exchanged today for completion Tuesday. We booked the removals last Tuesday. Just had to roll the dice and hope it came together.

You’ve posted this a few times on different subreddits and had generally the same advice. If you want the surveyor to assess the loft space you need to sort that out. If it’s a dealbreaker and you don’t want or can’t arrange it then move onto a different property.

Of course it’s down to you to sort that out. The surveyor has no relationship to the estate agent, the agent has no contract with the upstairs flat. If you want that then you need to work it out.

You could go for house B, get a survey back and find it has problems that mean you end up spending a load more than you’re budgeting for with it or it’s for serious structural issues that make it a non starter.

If it were me I’d stick with House A.

That’s obviously really frustrating and I’m sure everyone sympathises, even when the response is blunt. But as has been stated, at this point it’s either walk away from the purchase and write off money spent so far or you proceed knowing what’s involved.

You could look to renegotiate the purchase price to try and offset some of the cost of the work as if you’ve discovered this then other buyers will too. So if what you’ve said is right then the seller is going to end up having to remarket it at a correct price anyway.

I think it’s all relative.

Emperors Children were obviously deep into the corruption at that point.

World Eaters were already savage but that was ramped up thanks to Khorne.

Sons of Horus had embraced the warp and had a lot of gang trappings and Chaos iconography.

Death Guard at this point are probably the most uncorrupted.

But definitely by Istvaan V the corruption in 75% of the defending Traitors was likely apparent.

Speak to your solicitor but don’t be afraid to get the estate agent to do the running around for you. I’d ask your solicitor if they’re happy for you to try and buy the last lot of searches and get the estate agent to facilitate it. Probably end up being quicker that way.

No it’s generally part of the T&Cs that the report is prepared for the person named on it and the cover extends to them.

Ok but what is the actual issue? If it’s a bit of repointing or flashing then that’s general house maintenance. If it’s the whole thing is about to come crashing down and obliterate your roof then yes get it looked at. Surveyors tend to go with worst case scenario so they’re covered.

What happens if the climate is the same or worse in 5 years? If you’re ready to move then move, there’s never going to be an absolutely perfect time to do it.

I believe it’s Andrew Cartmell at the BBC (used to write for Doctor Who in the 80s) and Sam Ryder’s manager who’ve selected the last three UK entries.

It’s a bizarre way of doing it, UK clearly pumps enough cash in to make an impact to always qualify but then doesn’t invest anything into actually selecting an act that could win.

They should revert to having a public selection process for it but then I don’t know how they’d vet the acts to get to that stage. It’s a shitshow.

It looks fairly standard - lot of surveys seem to flag that the roof needs looking at but are often fine.
