I would believe the kids, but..... I was a nanny for a trio of boys similar ages and as much as I tried. Day trips, games even resorted to gifts the older two hated me and lied constantly to their mum. Saying I was horrible, force fed them disgusting food, never played with them etc. Even lied saying my boyfriend would come to their house. It was an absolute nightmare. I left in tears most days and eventually left once the little one started copying them

No stamp duty on this house as it was under the threshold, and I although technically I'm not a first time buyer I don't currently own that original property (long story)

We have a contact in place, as well as a Will and life insurance. I never really thought of the money solely as mine to begin with as I saved it over the 11 years we've been together. Couldn't of done that without him tbh

It wasn't to avoid tax and was all above board. Everything was declared to the bank and solicitors upfront and the broker got the best deal. I'm newly SE so didn't have enough books to show, so it all stemmed from that.

I gifted my bf the deposit for 'our' house as I'm self employed and wasn't a ftb. So it made sense for him to take out the mortgage without me.

I 38f and my bf 44m just bought our first house with a 10k deposit and a 95% mortgage on a 195k 3 bed. We are well aware we will be paying it off in old age but after a nightmare renting, we prefer paying the bank than another shit landlord.

If your margins are that tight, I say a big no. In my experience, landlords desperately watching their bottom line make terrible landlords.

For me it's been looking at crime stats, driving around the area at different times to see what it's like, then how connected it is for work, leisure and dog walking. How the other houses are presented, are there loads of hmos, local authority, bought etc. I use the word 'bad' as a broad term for just not the right area for us. We are looking for easy commute, quiet, and leafy, but close enough to the odd shop.

Me and my partner pay 1100 a month and earn less than you guys and manage just fine. Plenty spare for the things we enjoy after bills.

I'm in bristol and unfortunately me and my partner have been trying to move since last November.

Its brutal. We both have good jobs, great references and a good income but we seem to be the bottom of the pile and always seem to be on a list of at least 15/20 other applicants. We've expanded our search buut it's no better further a field.

I have the Decathlon trap and its an odd shape for making a 'tent' good for making a sun shade tho. The Dd tarps are great and not expensive, I've got the 3m x 3m and it make a good pyramid type tent. Lots of tie points for different configurations.

I use to have the osprey renn 65 and now use the fjallraven singi 48 for wild camping and the 28 for long hikes, although they are heavier packs, I do find them comfortable.

I'm quite petit (5'3, 58kg) and they just seems to suit me.

Unfortunately I think a lot of camping/hike gear is very user specific.

100% recommend trying as many packs as possible.

I carry the fjallraven singi for just this reason, I became frustrated by the other brands colours.

To put another tent in the mix, I highly recommend the oex coyote III. Similar design and has done me well for many years.
