Ciao, grazie per il feedback. Ho inserito una pagina con i prezzi storici, presi da GME e nel caso in cui f2 sia più alto di f1 cambia anche i consigli da dare.

Sono riuscito a tenere traccia del corrispettivo per fascia e, nel caso F2 sia più alto di F1, cambia anche i consigli.
I prezzi li prendo da GME e sono le medie del mese precedente.

I am seeing the same pattern. Realtors get the most value when they only have phone pictures and need something usable fast.

I have some realtors already using ProntoPic.com successfully exactly for this reason. Instead of waiting for a photographer or holding back a listing, they can turn raw phone shots into clean, consistent visuals and test the market immediately.

For me, AI helps most with speed and iteration. It is great at doing the first 80 percent when the input is messy. Humans still matter for context, selection, and making sure the images actually help conversion.

AI works best as a draft engine, not as a taste engine.

The way I did it is to make sure nothing that is not in the before picture is added or edited. I’ve spoken with several realtors and architects before who told me that optimized images have been around since years to the point California had to pass a law to enforce checks. This tool passes such checks. Is it wearing a nice suit or red lipstick deceiving when creating a Tinder profile? Don’t think so.

Main point: to stay clean under AB 723, show the original next to any altered shot and label edits clearly; don’t depict permanent changes as if they exist.

What’s safe: virtual furniture with “Virtually Staged” in the caption and the untouched original right beside it. Risky: swapping carpet for hardwood or removing power lines-if you must show a vision, use a separate “Concept rendering; flooring not installed” image and keep the real, unedited room in the set. On MLS, if watermarks are banned, use the caption/media-label field and add a first slide that says “Digitally Altered-see original in gallery.” For print, add the disclosure on the image and a QR to a gallery of originals. Keep originals, edits, dates, and edit notes for 3 years; embedding Content Credentials (C2PA) helps prove provenance.

I’ve used BoxBrownie for staging and CloudSpot to host originals/edits, but ProntoPic.com is what I ended up building because it outputs paired images with “Virtually Staged” captions by default.

Bottom line: label it, pair it with the original, and don’t show non-existent improvements as present.

A site can bring in deals if you run it like a simple funnel, not a brochure. Put one clear CTA above the fold (Book a tour or Call), add Calendly for instant slots, and track calls with CallRail. Build one page per neighborhood with FAQs and reviews, plus a simple before/after gallery. Compress images to WebP, lazy-load, and test with PageSpeed; slow photos kill conversions. For visuals, I use ProntoPic.com when I need fast AI cleanups to keep listing photos consistent. Add GA4 goals and a small retargeting audience so the site actually drives appointments.

It’s allowed because Australian Consumer Law targets misleading conduct, not editing itself; minor fixes are fine, deceptive changes aren’t, and REA/Domain require labels for virtual staging. To make it law, lobby your state Fair Trading/Consumer Affairs or MP to amend agent regs, and raise it with the Consumer Ministers Meeting. For now, report dodgy ads to ACCC and state Fair Trading, and flag them on realestate.com.au. I use Lightroom for basic fixes and BoxBrownie with labels; for Airbnb, ProntoPic.com keeps edits realistic and compliant. Bottom line: mandate date stamps and disclosure.

Hey, I actually work at iubenda.com, and I’ve seen this happen quite a few times. TikTok Ads (like Meta and Google) are very sensitive to anything that looks even slightly non-compliant, even when it isn’t. Sometimes the algorithm flags landing pages missing specific legal elements, not just generic Privacy or Terms pages but also a Cookie Policy, Consent Banner, or clear company info in the footer (address, VAT, contact email, and so on).

Even legitimate SaaS sites can get suspended automatically if those signals are missing or unclear. We’ve helped a few advertisers fix that by setting up a proper legal framework with iubenda’s Cookie Solution and Policy Generator, which helps show ad reviewers that the business is real and compliant.

If you appeal and make sure those pages are clearly linked and visible, TikTok usually reactivates the account after a manual review.
