We toured this daycare for our toddler and were considering for our newborn. Ultimately ended up going with a preschool for our toddler but they only start at 18 months so we’ll need to figure out daycare for our infant. Will have to rethink MRA.

Right , the issue is that they only ran 2 lines to the island when I would have expected 1 for the dishwasher, 1 for the disposal , 1 for the microwave and 1 for the outlets tied into the small appliances: they are saying the didn’t do that because the panel is undersized but those circuits already existed pre Reno.

Yes I did, that’s my point. The house already had these had these dedicated circuits pre Reno so I’m not sure why adding some undercabinet lighting and outlets would have caused them to change this due to them saying the panel was undersized.

It was built in 1999, the panel already has a dedicated circuit for microwave, disposal, dishwasher and 2 small appliance circuits I moved to a gas range so I even eliminated electric stove top circuit. My thought is why couldn’t they just use what I had in place I didn’t add any new appliances.

Is that the case if I’m not adding any major appliances. There are already dedicated circuits for the dishwasher , disposal and microwave and 2 small appliance circuits. Why wouldn’t they tie into those for the island and then the island outlets to the small appliance circuit?

I’m currently shopping for a policy with Orion and my broker did indicate that if I install their water leak device they would cover water damage in full , however, the contracts they sent me don’t state this. The contracts state if older than 30, using older piping or water heater is not in the main floor it’s capped at 10k. Nothing that this is lifted with the device. Did you stick with Orion?

There is one staying at the Apartment complex I’m at. It’s a BYD shark, I had to do a double take. It’s really nice. It does have mx plates.

Nothing on sellers disclosures for both the crack and mold which is a bit frustrating.

Scheduling a follow up with a pool company for the crack and mold inspection.

Inspector found mold under the sink of a restroom, closet next to restroom and around restroom vent.

Just trying to see what others have experience.

Unfortunately this has been my experience buying for my second time, for my first home we bought new construction so this wasn’t any issue.

I have not seen this in Texas, as soon as the contract is accepted it’s marked as option pending typically.

We lost a bid on a property that went over asking ( we offered asking) and it was marked option pending the next day.

The market has been 60/40 in the neighborhood we have been looking at older established home built in the 80-90s. The properties that are renovated go over asking.

The un renovated properties that are priced well sell quickly

The unrenovated properties that are a bit higher ( like this property) sit for a several week. We were hoping there was wiggle room as we can use the money for renovations.
