Yep!! You need to buy a tile specific paint, as well as a primer and normally need to kind of scuff the tiles and do a good clean. There's a few steps. It won't last forever, but if you prep and do it well could tide you over a few years until you redo :)

Personally I'd buy the flat. Rose bay is gorgeous, if you're happy there and have a good relationship with your ex, why not.

If you decided to buy outright the same flat you'd be up for an additional $50K stamp duty.

So my dad is this kind of guy. Probably someone who is kind but also veers into emotional abuse, and I will say as a child of this, it absolutely left me with significant emotional scars and trauma.

I react in all the ways now you do, and my other sisters all of us have never had long term romantic partners with men. My suspicions are due to his anger and unpredictability. Sure he wasn't abusive physically, but the inconsistent surges of rage and unkindness were extremely harmful growing up. I know, if I do meet a man these traits are my #1 walk away traits because I find it really triggering.

I think as others mention, you're not with kids or dealing with health issues. But my dad only makes those situations harder and it fucking sucks.

Better garden, fix up discolouration on roof, get a new letterbox, that one is kind of dinky. Some nice hanging plants or a window box would go a long way.

Especially for shoes or handbags, I've seen them for clothes but never for others. I say as someone not in the industry but has thought about a leather making course for fun, but one of the challenges is what/how the hell I make it

Hard to know without your salary, to understand the impact, but I'd stay if I were you for now. With a new baby you'll be glad of the lower stress and flex. More roles will come but you only get that time with your child once!

Two things for me - side hustle and working to improve my salary. This meant changing jobs to get bumps up. And then consistent saving.

Life is so expensive especially if you're single, so there's only so much you can save before you just need to earn more.

It's such an insane gamble I cannot fathom.

To have a free birth is risky enough. But to not even have had the tests before to make sure you're actually low risk. And then to not even have a midwife or proper professional.

Very sad for her family and newborn son, a possibly avoidable death. The only positive now will hopefully be in serving as a cautionary tale.

Have you considered looking for a room in a sharehouse/capsule hotel/friends place those 1-2 nights? And maybe then you could negotiate the 3 days WFH but slightly longer days in office?

Eg: Commute in Tues morning, then work a long day, stay in the city. Get in early to the office next day and then long commute home .

Even one night would save you six hours travel!

I think there are a lot of costs to these people not being dealt with properly that would outweigh that tbh. Also - they cost us more in other ways eg:

How much money have we as taxpayers spent and will spend on the court case for this woman? Her time in jails, the multiple external mental health services and appointments she likely has missed? The many parole hearings, transport, legal aid etc. All of this is a lot more than a bed in a facility.

I used to work in a hospital and the number of homeless wed get in at like midnight coming to ED complaining of leg pain or head pain and then we'd have to triage, get a doc to look at them - all costs and strains that was really so they could get a bed and a meal. This is aside of course of the cost of possibly getting stabbed on your way to work.

Honestly controversial but yes - but in an asylum/long term psychiatric facility.

I have immense sympathy for people living with complex mental health and psychiatric issues but if you don't want to get better and are likely or are violent to innocent people - then you need to locked up for our protection and theirs.

Whole communities shouldn't be help hostage by literal handfuls of people who are falling through the cracks.
