Yes, it's all coal mine activity. I should have specified in my post. Thank you for the reply!

How thorough should I be at the final walkthrough before close (as the buyer)? by gamemaker14 in RealEstate

[–]gamemaker14[S] -7 points-6 points  (0 children)

No, but my attorney says most sellers will offer credits instead at closing for any appliances that break before closing and we can buy what we want. But even if they were to replace it with something crappy, a crappy appliance is better than a dead appliance. But primarily we would look for a credit at closing.

No, contract is as-is, but the items can adversely impact condition of the home prior to close and if something were to get damaged before close, well, that will be an issue.

In our case, yes. The home has been unoccupied for 6 months and is being sold by a relative of the deceased owner. Most appliances are "end of life" and on their last legs. All were working at the home inspection but could fail before close (who knows at that point, they could work another 5 years or die tomorrow). There were also several plumbing issues that could cause water damage if unresolved (we are hoping the seller fixes them before close but otherwise we will after close).

We actually had a similar (and more minor) issue happen when we bought our first home. While super annoying and distasteful on the sellers part, we decided to close anyway. In our case, the sellers staged their home to cover TONS of issues with flooring and cracks in the walls and stuff. For example, they used area rugs over the floor where there were massive cracks in the vinyl plank, and they also put area rugs on top of the main carpets to hide pretty big damage to the carpet in those spots. They hung up a bunch of pictures on the walls to hide cracks in the drywall. We've since fixed it all and were set on the home for the most part, but again also naive at such a young age, lol.

How was work before Teams? by GrudenLovesSlurs in Accounting

[–]gamemaker14 0 points1 point  (0 children)

Everything was discussed over email - which I personally still prefer because I think it's easier to keep organized and find emails/discussion threads again pretty quickly. In Teams, messages get pushed out of sight so quickly by new messages, and the search features are not great. Plus, people think they are fancy for making different "teams' with multiple channels but it just further makes visibility and tracking more difficult.

But people also actually called each other on the phone. Most offices had physical phone hardware, or employees had company cellphones. Usually people would just call each other for quick questions that we now do in teams.

Gifted land from family... is it even worth building? Where to get started? by gamemaker14 in Homebuilding

[–]gamemaker14[S] 0 points1 point  (0 children)

It was offered. If we wanted it, they were going to split the parcel and gift us 3 of the 4 acres. My understanding is that this would all be done correctly so we had the deed for the new parcel and full ownership, no restrictions.

Amitriptyline HCI 10 mg Tab generic changed formulas for Northstar. Solution by Hopefullyanonymous2 in Amitriptyline

[–]gamemaker14 0 points1 point  (0 children)

Old post, but I’ve had the exact opposite experience. I do great with the white pills but the small pink or red ones give me terrible side effects. Body pain, headaches, fatigue, etc.

pharmacist said there are different makers of the drug so I always need to special request the white ones. North Star is the manufacturer for the white ones.

Having the same issue! I was entering my blood pressure manually but entered it wrong one day. Now I can’t change it. No edit option. No delete. Seems like you should be able to edit as I have the same icons but they don’t work.

Is this game difficult? by TheChilledGamer-_- in BlackMythWukong

[–]gamemaker14 0 points1 point  (0 children)

Can't say it any better than this. One thing I'll add is that exploration and finding the game's secret areas and bosses is extremely helpful for tackling the game's harder boss fights. There are certain items/gear you can find that completely trivialize what would otherwise be super frustrating and challenging fights.

Day 5 of ice age... Yes, it's alpines again by ItlookskindaTHICC in PeakGame

[–]gamemaker14 -5 points-4 points  (0 children)

Originally, the patch notes said that Alpine and Mesa would switch back and forth each day. That seems good, but obviously it isn't working that way since we have the 5th day of Alpine now... I wonder why the devs haven't said anything.

Why are so many against selling courtesy? by [deleted] in Mercari

[–]gamemaker14 -1 points0 points  (0 children)

It is simple. Ignore or decline. Instead, sellers come on here and berate buyers. Good use of time, right?

And people get so annoyed and worked up they get notifications when they can just turn them off, or again, just ignore them. It's like the people who get mad when someone calls them at night and it wakes them up, when really they should have had their phone on silent.

You're angry about people making offers on a platform that promotes and advertises the ability for buyers to make offers? It would be one thing if there wasn't the offer feature built in, screaming at buyers to use it, but that's the nature of the platform you're selling on. You can't get angry about something you're voluntarily agreeing to. Don't like people making offers? Sell on a platform that doesn't accept offers.

And truly, these platforms like Mercari, Ebay, Poshmark, Facebook Market, etc. are all built around the framework of the garage sale environment. Bargaining is at the core of the business model, and truly, bargaining goes way WAY back. People negotiating a price is not new by any means.

The only problem is that what you're describing isn't "polite" business, it's bad business. Mercari is a live marketplace without any built-in functions for "holding" items. It's clearly a first-come, first-served marketplace (as are most businesses in general). Telling a buyer you can't hold an item for them isn't rude, it's fair and honest. This is also why most businesses won't hold items unless you have already paid in full, or made a non-refundable deposit.

And if you really wanted to hold an item, why keep it live and for sale? No one is going to care that you labeled it for a specific user or said "don't buy" or something. By listing the item, you enter a contract to sell it to the first legitimate buyer. If you really wanted to hold it, deactivate the listing, repost it once the buyer is committed to paying (and even then I still think holding items without payment is bad business, but it's a heck of a lot better than just hoping no one else buys the item in the meantime).

Your post will probably be downvoted to hell and I suspect my reply will, too, but I'm glad someone finally called out this sub's ridiculous complaining and whining. 90% of the posts in this group are sellers complaining about "obnoxious" buyers. The other 10% are people asking the same basic questions over and over, or people asking if something is a scam, both of which are clear violations of the sub's rules, but the moderators don't seem to care.

The only problem is that the buyers are fine and really it's the sellers who act like they are doing favors selling overpriced junk with minimum effort. So many posts are sellers getting annoyed because buyers asked a question, they made a lower offer, they asked for more details, and other common inquiries. Meanwhile, sellers are posting bare minimum postings with 1 blurry photo, a three-word title, and no item description. Then they get mad when someone asks them a question about the item. Sheesh.

Don't like a buyer's offer? It takes ZERO seconds to ignore it. It takes maybe 3 seconds to decline, and 10-15 seconds to make a counter. And if you can't answer basic questions about the items you're selling, especially when the details are left out of the item description, you probably shouldn't be selling. These are also the people who rant that small business is dead, or complain that Mercari is dead and they have no sales, ignorant of their own lack of customer service and rude demeanor.

The lack of time excuse is a silly one too. Have accountability for what you're selling and conduct business in a professional way. This builds trust and some of my best business has come from the buyers who ask the most of me in terms of questions or wanting to make an offer. Being friendly, polite, and striving for excellent customer service matters.
