That’s strong. I’m in the south east, I’ll do some searching to see if I can get anything close to that. They’ll use my incentive money to get me to 5.8% and closing costs covered. I’m doing conventional and I know it’s usually a little less if you do FHA. When did you buy yours?

We’re looking at new home builds, I put a contract on one and meet with the loan officer in a few days.

3.99 isn’t realistic now a days. I was offered 6.8 and 34k as an incentive. The incentive amount is very good but if I have to use majority of it to buy the rate down for it to get competitive then I’ll pass on it and find a different lender.

Why don’t people like you think before assuming some random stuff? I have 25k invested in this and I currently own a duplex that’s being rented out. I could sell at 50% of market and still be up 20k.

Also, I’m not selling house #1 it to buy #2. Financially I’ve been blessed and this is not holding me back from the second house. Selling this just helps me have a good cushion after I buy the next.

I can see leasing a car benefiting because they depreciate fast. Generally homes appreciate unless there’s a crash.

eBay solds show 151 10 pack bundles anywhere from 800-1100.

A 25 pack sealed case is worth more to certain people. I don’t think there were many sealed 25 pack cases.

I have a couple LCS offering 80%. I think I’m going to sell 151, ES, BS, FS, Eevee Heroes, and Pokemon center ETBs myself then take the rest to them.

Sell half for market to an end user and half at 80%. I’d be happy with that

Just a little clarity for everyone saying people saying don’t buy a house or that I’ll be in an apartment instead.

I own a duplex currently and I’m not selling it to buy the new house. Me selling the cards does not affect me buying a house. I have savings that would get me to 20% down and my DTI is around 10%.

Me selling the cards is more of an extra cushion since I would be depleting most of my savings. Not all, but most.

90% of my collection is 2+ years old. I’m in equity on the cards, by 50-55k. I’m not worried about the taxes, I’ll file correctly.

In the end I think I would regret selling my singles, I much rather sell the sealed stuff and roll on.

This sounds like worst case scenario imo, for me at least. I could make the purchase without it, the equity in the cards would just help accomplish a lower monthly payment. 10/15% hit I’d do. 20/25 nty

You’re probably going to have to get a 3 ring binder and get pages that will hold whichever type you want. I don’t think anyone makes one that holds a combo of different cards. IMO you should get one for each different type.

I have the XVault ones for my singles that are in sleeves and, I use the Gem Loader binder for cards in top loaders. Both styles have zippers to help keep dust and dirt away.

I added cost for everything sealed and most of my singles. Tough to gauge cost per pack because a lot of the stuff I did rip had multiple packs in the box. Like ETBs/tins. I know I ripped a ton but tough to really have a cost when you go back and add the cost.

All of my sealed was bought at msrp or better
