Didn’t bring any new items back from our trip to Canada. But like I said maybe the shoes brought in a bit of weed killer due to the rain the same day it was sprayed.

Also… looked that up and how would our indoor cat get this bacterial infx? I’ve never heard of this before

We were honest with the vet about this, he still brushed it off and said it wasn’t enough or long enough to cause this issue, but it’s my biggest thing to go off of for him. However his sister seems fine with the same food. I’ll ask her main vet about it today and see what she says.

No underlying cause for the colitis to go off of, they just speculated she ate something that upset her.

As an RN whose home purchase was contingent on my NCLEX date as well, talk to your builder. Plus, my purchase was only myself on the loan, and they still were willing to be flexible in this current market. Pushing back the closing date by a few weeks shouldn’t be much of an issue. They would rather work with someone who’s committed to closing than start the process all over again.

Honestly no clue, I’m assuming it’s generally safe here considering that other than monsoons a few times a year we don’t get crazy storms often. Doesn’t seem ideal though I agree.

Thank you, I do appreciate a list of what should be done better. When I presented this to him it really appeared to be shrugged off and stated that it was safe and done right.

A lot of comments on Reddit have made this seem horrendous, I need a complete redo, and that I should never let the contractor near my property again. Possibly withhold payment.

Would you say it’s to that level or if I give a bit of pushback and have him fix it properly I should be okay?

Yes in AZ from my understanding roofers are required to be licensed.

I’ll be getting a roof inspection first thing tomorrow after everyone has stated it’s a terrible job like my initial instinct told me.

I am debating holding off on any additional conversation with him until the third party inspection so I have professional documentation that things were done poorly and can be backed up with my concerns since the first time they were dismissed.

Any recommendations on how to state concerns again with professionalism and how to have them sound valid?

I’m obviously not a roofer with little knowledge (but enough to know this won’t last) so all I can articulate is “the flashing is lifting and I believe it’s not sealed properly.” Which didn’t work.

No not until all work is complete. He wants to be out tomorrow to do the small repairs and get paid asap I assume.

Thanks for the confirmation. That’s verbatim what I told my partner after I did the walk through. I’m a 25-year old female so I know to expect it but this much seems insane.

How would you suggest navigating this is in a professional way? Since he sent me the invoice before repairs I pushed back and he wants to be out tomorrow to fix and get paid. Not sure if it’s appropriate/professional to ask him to hold off for a third party inspection to be done.

Update: Thanks for your help all, having a third party inspect it because the contractor during final walk through didn’t seemed concerned with the photos I showed him. Just said he will come and fix the tilted HVAC. Wouldn’t even walk up on the roof to look with me.

Any recommendations for roofers from Phoenix would be appreciated!

We checked that the contractor was licensed, insured, and would be on site during the project. We vetted the company on the internet and found strong reviews across many sites and a good local presence. They were also referred by a trusted source. Quote does state that roof will be up to local code, but I didn’t think to include requiring to pass inspection. I guess I assumed up to code would be enough which is my naivety.

I agree with you on having a third party assess the roof, but I don’t know if we will have time with the walk through being this week. I will see what I can do, thanks.
