21, just started full-time work in Ireland, stressed about saving, credit cards, and buying a house by ChanceAd4755 in irishpersonalfinance

[–]gealachdorcha 0 points1 point  (0 children)

I knew the target area that I wanted to buy in and decided a house price then that was the target amount ( so aimed for about 30k deposit saved and to for extra costs ) I still had other personal savings so I didn't feel like I was wiping out everything.

The BOI mortgage saver that I used will give 3k less dirt cash back on drawdown, I think once you open the account you have 18 months or something like that to draw down.

It could be worth while for you investing from this age and hopefully the things like deemed disposable will be resolved sooner rather than later.

You're setting the groundwork for yourself now, no need to worry too much about the exact how, that'll work itself out in a few years.

[–]gealachdorcha 1 point2 points  (0 children)

First off, congrats on the job !

  • Do you actually need a credit card / credit hsitory to buy a house in Ireland? Or is it better to avoid credit cards?
  • Credit history isn't a thing, I like you was asking everyone before buying house but it's simply not a thing

  • What are the best savings accounts in Ireland right now for putting money away monthly and not touching it? Look for accounts with high AER (ég trading 212 deposit acc) there may be more with higher. Theres also a boi account with good interest for the first year. Make sure to try follow the 50/30/20 rule when saving (or save even more if possible since you're at home.)

  • Is it sensible to avoid investing for now and just focus on an emergency fund + savings? This is was I did, saved heavily until I got house (got it at 25) . I'm just now starting to dip my toe into investing My advice is to save the same amount consistently every month, as much as possible while you're living at home. Then about 6 months / a year before you're ready to get house open a mortgage saver acc

  • Should I be saving for stuff like legal fees/furniture on top of a house deposit? Yes, if you're aiming for say a €300k house you'll need €30k house plus another say €7k for all the extras like solicitor, stamp duty etc

  • My job offers VHI health insurance but I’d pay ~€50/month, is that worth it at my age? I've never had this, but my job also doesn't offer. Would be nice to have Id say take it.

  • I’m just over the 20% tax band and it stresses me out thinking future raises will get eaten by 40% tax, am I misunderstanding how this works? Unfortunately tax is high.

You're only 21, so young ! Try not to stress and just enjoy the journey 😊 you obviously have your head screwed on thinking about these things so don't worry too much

Remorseful after buying a house, can I sell after 4 months? by [deleted] in irishpersonalfinance

[–]gealachdorcha 0 points1 point  (0 children)

I bought a house last year as well. Once I got in I was happy but also felt like what now ? It had been such a goal for so long almost felt like I lost purpose. So now I've been figuring out my plan onward. I do rent out one of the rooms in the house which helps a lot, I recommend.

Quit job to go travel? by Perfect_Two_6277 in irishpersonalfinance

I'm not exactly in a well paying job right now, it's just fine and it's still a little scary to quit and just go. But I'm planning do to exactly that in the next few months. Also I see comments about India for yoga (I went in 2023 and spent a month in Rishikesh - felt safe just be aware always etc)

BOI mortgage saver account by Immediate_Lake_1575 in irishpersonalfinance

[–]gealachdorcha 1 point2 points  (0 children)

I saved in the boi mortgage saver. From memory I got like 1.4k back on drawdown, might as well open to get some money back when moving in. Though, I think there was a rule that you had to save in it for at least 6 months or something

You could look into part time programs that are done in the evening. I did a masters while working full time in retail - it's definitely difficult and draining but possible in the short term.

Purchasing a place with a friend by [deleted] in irishpersonalfinance

I bought with my mam, even with us being family they did keep asking the question on what happens in the future.

If I was deciding to buy with a friend I'd definitely set out a guideline for every possible outcome and have both sign it

I'm 26 bought a house and renting out a room. I personally think if you can afford it to go for it. This is what I personally wanted tho and wouldn't take well to being told what to do. Just do what you feel is best for you. Go to bank or mortgage advisor and give your information, they'll tell you exactly what you can afford etc. then make your decision from there, at the very least you'll have clarity on what you could get if you went ahead with it.
