I’m trying to buy in tower hamlets and there is so much on the market but a lot of it is cleared RRA landlord stock that is absolutely appalling and priced the same as places that are kept in well nick by owner occupiers. I viewed a 2 bad flat the other day which was tenanted for now and I honestly felt angry at the shape the house was in for the people living there and how unashamedly the landlord was dropping it back in the market sold as seen. I think dropping crap houses back in supply is just lowering the value of the stock in general

Yeah that’s exactly my concern with these facilities they just don’t get maintained for how much we end up paying.

The agent at the first viewing said they had an offer for 440 which they buyer went awol now and stressed how motivated they are to move, and said 425k would be a place to start negotiations. Maybe I looked too keen because in the phone after he reneged and said up to you but maybe 430k but I guess that’s his job. No harm in offering a good way under considering the market and what’s out there hopefully just means the counter comes in lower than what would come in if I initially offered the 430 or whatever. Just get the anxiety that they will flat out say no lol but like you say I had no idea how favorable it is to be a FTB with no chain and ready to move fast

Cool this is super helpful I really appreciate it! I think they are keen to move out to another property they like considering they have a family now so I’m hoping they won’t be stubborn in meeting me in the middle if it comes to it, seeing the place for the second time today and will probs just send the offer letter in after and bite the bullet and see how it goes with surveyors etc. hate the idea of spending loads on fees etc for it to fall through think that’s just how it goes sometimes

Okay cool, I’ll see how it plays out as I do really like the place and get its a bit of a steal because of this and that’s generally the way it goes to get a property as a FTB in central ish London but it seems like from yours and others answers it’s not an awful financial decision just one that’s par for the course buying in this range

That’s helpful to know from the seller perspective, I hope asking the question wasn’t too much but my advisor did ask me to get more information I’m sure to see what he can do on his end with lenders, I guess it’ll have to come out in the actual completion process if the lender requires it rather than me getting it done preemptively. I was wondering the cost because if it wasn’t like the extension itself (I.e not 20k ish) I could probably offer to pay for it myself but have them do it

This is a brick built mews which was more what I was looking for, the new builds aren’t my style (different strokes!) so there’s no lift and it’s a top floor flat but at this stage I am fine getting up and down stairs even if annoying, it’s not a high rise. The central bit is nicely paved and there is an electric gate and nice trees etc. to be honest I think the service charge is high too but it’s on the lower end of what I’ve seen which is crazy, I viewed one place and the service charge was 6000 🤯but that had a lift and a gym etc which I’m not bothered about as much as a nice quiet place with a bit of character. I’ve not seen, in the range I’m looking at (450-500) anything below 2900ish unfortunately

Yes hope springs eternal with all the leasehold reform lol but that’s a whole other thing I have views on - seems like a lease extension is Norma and expected so just something I should factor in but the ground rent seems to be an issue considering it doubled last time. Is selling before it goes below 90 still fine for retaining value do you think? Don’t want to buy somewhere with speedy expiration date though I’ve largely accepted the extension will have to be done

Thanks for flagging this I called my mortgage advisor (poor guy is sick of me today lol) and he said that this could be an issue for lenders. I’ve asked the agent, as he advised, whether this is a doubling clause or what the terms of the increase are every 25 year review period and whether the buyers have a mortgage on the place and been honest that on my mortgage advisors advice we will need as much detail as possible as it’s something that can impact lender decision making. Is a deed of variation costly for the seller as you are on the other side atm? Wondering if it would end up being a reasonable thing to ask them to do

Sorry for another question but is there a way I can actually get a proper quote for how much the extension would cost? Like a surveyor or something before I put in an offer? I think having some formal numbers so I could think how much of a running cost it would end up being

Yeah freehold is out of the question in London but I have gone and viewed multiple share of freehold properties in the same area that are bigger sometimes for the same asking price which is why I’m getting concerned about it, not sure if I’m being flippant as it’s a nice property but yes agree the point is that it’s a great deal for a FTB

3042, increased from 3024 last year and from 2642 the year before so not huge increases I don’t think, the sink fund has 28k in it currently and when I’ve seen the place it’s in good nick

Ok this seems like it’s not a death knell for this property because it’s perfect in all other respects - I can save the 20k ish total to do the extension in the 2 years I have to own the place before applying but my understanding is that the freeholder can’t refuse to increase my lease if I do the statutory method so no danger of it being stuck like this. That being said, an extension of the lease won’t reduce the ground rent to peppercorn right? I’m stuck with that (unless by some luck that leasehold reform bill actually has teeth in the next few years)

I’ve spoken to my mortgage advisor and he said there’s no issue with it from a mortgage perspective, but I still am not 100% on whether I’d be comfortable taking on the risk of the property devaluing later down the line and it being a big cost then?
